Upgraded from Type 2 General Residential to Semi-Residential for High-Density Development

Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) announced on the 12th that the area around Mokdong 523 near Yeomchang Station on Subway Line 9 is set to be reborn as an apartment complex with up to 24 floors and 411 households. The district will hold a residents' briefing session on the 13th regarding the designation of the maintenance zone and the draft maintenance plan containing these details.

The 'Yeomchang Station Station Area Revitalization Project' is a high-density mixed-use development project aimed at improving the aging residential environment in the Mok 2-dong 523 area and expanding resident convenience facilities and living SOC, with Seoul Housing and Communities Corporation (SH) as the public implementer.


The area is adjacent to Yeomchang Station, an express station on Line 9, offering excellent transportation accessibility. However, due to the low-rise aging residential area, there has been a continuous need for urban environment improvement and strengthening of the station area functions. Since being selected as a target site for Seoul City's Station Area Revitalization Project in 2020, the project has been accelerated with the commencement of the maintenance plan establishment service in April this year.


According to the plan, the aging low-rise area of approximately 12,382㎡ in Mokdong 523 will be developed into an apartment complex consisting of 10 buildings with 411 households (305 for sale, 106 for rent), ranging from three basement floors to a maximum of 24 floors, applying a floor area ratio of 330%. Notably, in accordance with Seoul City's 'Station Area Revitalization Project Operation Standards,' the zoning has been upgraded from the second-class general residential area (up to 7 floors) to a semi-residential area, enabling high-density development.


The district plans to collect residents' opinions through a public inspection of the maintenance plan draft until the 30th of next month, then proceed with procedures including hearing the district council's opinions, and finally apply to Seoul City for designation of the maintenance zone.


Meanwhile, the district is promoting various redevelopment projects such as Moa Town in Mok 2-dong and Mok 4-dong to improve the residential environment of the Mokdong old downtown area. In particular, the area around Mok 2-dong 232 was completed in August with the establishment of a rapid integrated maintenance plan (draft), giving momentum to the redevelopment project.


District Mayor Lee Gi-jae stated, “This area has excellent transportation accessibility such as Yeomchang Station, and urban maintenance projects are actively being promoted in adjacent areas, so the residential environment in this area is expected to improve significantly. We will do our best to swiftly proceed with the remaining follow-up procedures so that the aging residential environment can be improved quickly.”
