DL E&C to Offer 'ePyeonhansesang Naepo First Dream' for Optional Supply

DL E&C plans to conduct discretionary supply for ‘e-Pyeonhansesang Naepo First Dream,’ a public sale New Home complex supplied in RH16 block of Naepo New Town, Hongseong-gun, Chungnam.

The complex consists of 10 buildings ranging from basement level 1 to ground level 25, with a total of 949 households. It is composed exclusively of the highly preferred exclusive area of 84㎡, with ▲728 units of 84㎡ A and ▲221 units of 84㎡ B. The expected move-in date is January 2027.

e-Pyeonhansesang Naepo First Dream is a ‘New Home’ selective complex that offers residents priority purchase rights after living for six years. It is gaining attention as a reasonable alternative for home ownership for actual home users in their 30s to 50s.

The residence period does not count toward the number of houses owned, and there is no burden of real estate-related taxes such as acquisition tax and property tax. Especially, since residents can choose whether to purchase after six years of residence, it is expected that there will be a surge in subscription demand from those dreaming of moving to a new apartment or securing their own home.

Additionally, all households are provided with free balcony extensions, and amenities such as system air conditioners and middle doors are offered free of charge to maximize residents’ housing satisfaction.

As the first e-Pyeonhansesang brand apartment introduced in Naepo New Town, e-Pyeonhansesang Naepo First Dream is expected to attract high interest from demanders.

Special attention was also paid to the design. DL E&C’s unique specialized design, ‘C2 House,’ is applied. All households are designed with a 4-bay slab-type structure to secure views and natural lighting.

Moreover, the low building coverage ratio allows for wide spacing between buildings, maximizing openness while minimizing interference between households. Combined with abundant landscaping within the complex, residents can enjoy a pleasant living environment even in the urban area. A central park of approximately 7,500㎡ and 18 different gardens scattered throughout the complex are featured.

Educational conditions are also well established. Hanul Elementary School is located directly opposite the complex, and Hongbuk Middle School next door is scheduled to open in March next year. The transportation environment is expected to improve further. Near the complex are Docheong-daero and Chungnam-daero, providing convenient access to the Seohaean Expressway and Dangjin-Yeongdeok Expressway. Additionally, Chungnam National University’s Naepo Campus is scheduled to be established in Naepo New Town. A Memorandum of Agreement (MOA) for the establishment of Chungnam National University Naepo Campus was signed last February, anticipating continuous population inflow. According to the MOA, Chungnam National University plans to start recruiting freshmen in 2027 and establish a campus with a capacity of 1,100 students by 2035.

e-Pyeonhansesang Naepo First Dream requires a 20% down payment, with the remaining 80% balance payable upon move-in without intermediate payments, reducing the financial burden on residents. Jeonse deposit loans are also available at the time of move-in.

The rental deposit is set at approximately 163 million KRW, and the monthly rent is set at 180,000 KRW.

In particular, qualification requirements have been greatly relaxed to reduce the burden on demanders. Discretionary supply applications are possible without a separate subscription savings account, and homeowners can also apply.

Furthermore, asset and income requirements are excluded, and discretionary supply applications are possible regardless of region, enabling reasonable home ownership.

High interest is expected from demanders who could not apply for subscription due to strict qualification requirements such as being members of a non-homeowner household or asset and income conditions at the time of the initial recruitment announcement.

e-Pyeonhansesang Naepo First Dream is the first 10 major construction company brand apartment introduced in Naepo New Town in 12 years, promising various premiums. Given the rarity of a first-tier brand in the region, it is expected to have high preference among demanders as well as high future value.
