Recently, in the real estate market, the continuous increase in single- and two-person households has led to a surge in demand for small apartments with exclusive areas of 60㎡ or less. Among these, newly built small apartments located in areas with excellent transportation networks and convenient living infrastructure are emerging as attractive investment destinations not only for actual users but also for investors.
In the case of Daejeon City, the trend of increasing single-person households is even more pronounced. According to Statistics Korea, last year, the total population of Daejeon was 654,809. Among them, single-person households accounted for 257,934, making up 39.4% of the total.
In 2019, the number of single-person households surpassed 200,000 for the first time, showing a steep increase with 228,842 in 2020, 240,932 in 2021, and 249,006 in 2022.
Industry insiders explain, "As the proportion of single-person households increases in Daejeon, the demand for small apartments catering to them is naturally rising," adding, "Especially among the younger generation, the preference for new apartments is growing, leading to increased interest in newly built small apartments."
As newly built small apartments gain popularity due to demographic changes, 'Seongnam Umirin New City' by WooMi Construction, currently being sold in the Dong-gu area of Daejeon, is also attracting attention. This apartment complex, located at the Seongnam 1 District redevelopment site in Dong-gu, Daejeon, consists of 9 buildings ranging from 2 basement floors to a maximum of 34 floors above ground, with exclusive areas from 39 to 84㎡, totaling 1,213 households.
Near the apartment, 24 old town maintenance projects are underway, which will establish a new apartment residential town with up to 32,674 households in the future. Additionally, initial financial burdens have been reduced through exceptional financial benefits. The existing 10% down payment has been lowered to 5%, and interest-free installment payments are also offered.
Seongnam Umirin New City offers abundant living infrastructure, a pleasant residential environment, and excellent educational facilities. Nearby are Daejeon Korean Hospital, the only general hospital in Dong-gu, as well as E-Mart, CGV, and Youngpoong Bookstore, providing a convenient living environment.
Daejeon Station, served by KTX, SRT, and Daejeon Subway Line 1, is nearby, and the Daejeon Urban Railway Line 2 tram stations, Dongbu Negeori Station (tentative name) and Gayang Negeori Station (tentative name), whose construction was confirmed this year, are within walking distance. In addition, the Daejeon Complex Bus Terminal, Uam-ro, and Dongseo-daero are also adjacent.
Gayang Elementary and Seongnam Elementary schools are within walking distance, enabling safe walking commutes, and within a 1.5 km radius are Gayang Middle, Woosung Middle, Woosung High, and Bomun High schools, providing an excellent educational environment for children. Various community facilities enhance residents' living satisfaction, including a golf practice range, fitness center, Moms Station, GX room, male and female reading rooms, a children's library, Lynn Cafe, and a library.
Seongnam Umirin New City features a south-facing layout for all units and a slab-type design, offering excellent openness, ventilation, and lighting. Depending on the type, spacious storage spaces such as kitchen pantries, alpha rooms, and large dressing rooms are provided, and advanced systems like clean air supply and exhaust systems and smart home IoT are also available.
A sales representative stated, "As single-person households rapidly increase, the market value of small apartments is expected to continue rising," adding, "This apartment is attracting much interest due to financial benefits that reduce buyers' financial burdens and its excellent location."
Meanwhile, the 'Seongnam Umirin New City' model house is located in the Sanggye-dong area of Yuseong-gu, Daejeon.
