As apartment sale prices in Seoul continue to rise, the price gap with the Gyeonggi and Incheon regions has widened to an all-time high of about three times.


According to data from Real Estate R114, the average sale price per 3.3㎡ of apartments in Seoul in the second week of November this year was recorded at 54.56 million KRW, marking a historic high. In contrast, during the same period, the average sale price per 3.3㎡ in Gyeonggi and Incheon was 19.93 million KRW, which is 34.63 million KRW lower than Seoul. When converted to a standard exclusive area of 84㎡, this amounts to a price gap of approximately 1.14 billion KRW.


The price gap between Seoul and the Gyeonggi·Incheon regions has also significantly widened in the sales market. As of the fourth quarter of this year, the average sales price per 3.3㎡ in Seoul was 41.25 million KRW, which is 22.44 million KRW higher than Gyeonggi Province (18.81 million KRW) and 27.68 million KRW higher than Incheon (13.57 million KRW).


The rise in Seoul apartment prices has also influenced population movement. According to data on movers by region released by Statistics Korea, from January to September this year, 363,065 people moved out of Seoul to other regions. Among them, about 70.3%, or 255,291 people, relocated to Gyeonggi Province and Incheon. This is an increase of about 10,000 compared to 244,556 people (68.7%) during the same period in 2022 and 245,305 people (69.8%) in the same period in 2023.


Industry insiders explained, "As Seoul apartment sale prices soar, buyers are turning their attention to Gyeonggi and Incheon," adding, "Among these, there is growing interest in newly built, transit-oriented apartments with the latest designs and high residential satisfaction."


With increasing interest in apartment sale complexes in Gyeonggi and Incheon, demand is focusing on ‘Shinan Insville Prestige’ developed by Shinan.


Located in Block A-2 of the Jungri Housing Development District in Icheon, Gyeonggi Province, this apartment complex consists entirely of the highly scarce exclusive 59㎡ units, with a total of 523 households. By type, there are ▲59㎡A with 387 units and ▲59㎡B with 136 units. This is the first complex in the Jungri district of Icheon to be composed solely of exclusive 59㎡ units. The official contracts will be accepted for three days from Monday, December 2 to Wednesday, December 4.
