Recently, in the real estate market, locations near large supermarkets or complex shopping malls, known as 'Mollsekwon (Mall)', have been receiving significant attention. These locations are highly preferred due to their abundant living infrastructure, which enhances residential satisfaction and convenience in daily life.
The reason why Mollsekwon locations are gaining popularity is clear. Being close to large commercial facilities offers more than just shopping convenience; it provides various lifestyle conveniences, allowing residents to enjoy a higher quality of life.
According to the 'Real Estate Trends 2024' report published by the Korea Gallup Research Institute, among the factors considered when choosing a home, accessibility to commercial facilities ranked high at 40%, following transportation convenience (52%) and proximity to workplace (47%). Especially when considering future residences, the importance of accessibility to commercial facilities rises to 59%, indicating that demand for Mollsekwon locations is expected to increase steadily.
The real estate industry explains, "Mollsekwon locations are likely to become a crucial factor for long-term real estate value appreciation beyond just convenient living infrastructure," adding, "If a Mollsekwon location also includes transportation and education facilities, its future value can increase even more."
As interest in Mollsekwon grows, Bando Construction's residential officetel ‘Sangbong Station Bando Yubora First Live’, currently being sold near Sangbong Station in Jungnang-gu, Seoul, is attracting attention. The complex consists of 196 units ranging from 39 to 84㎡ in size, spanning from 7 basement floors to 18 above-ground floors, with the recruitment announcement scheduled for November 1st (Friday).
‘Sangbong Station Bando Yubora First Live’ boasts a Mollsekwon location. Costco Sangbong branch is within walking distance, and Homeplus, Korea’s largest 800-pyeong Daiso, Enter Six, CGV, Jungnang Art Center, academies, financial institutions, and hospitals are also nearby, providing rich living infrastructure. Additionally, the popular dining street and central commercial district are easily accessible.
The area also features excellent transportation networks. It is only 160 meters from Sangbong Station, which serves Subway Line 7, Gyeongchun Line, Gyeongui-Jungang Line, KTX Jungang Line, and the planned GTX-B line, offering a premium ultra-station area advantage. This allows travel to Seoul’s major business districts such as Gangnam-gu Office Station, Jongno 5-ga Station, and Jamsil Station within about 20 minutes.
Specialized designs and community facilities are also provided. The complex offers various floor plans including 1.5-room, 2-room, and 3-room units, along with community facilities such as a book cafe, guest rooms, and rooftop garden. Additionally, it features smart IoT services for easy control of appliances, lighting, and heating, as well as 100% self-parking, offering a higher parking ratio compared to nearby officetels.
Sangbong Station Bando Yubora First Live is currently offering a 'fixed contract condition' with a down payment and intermediate payment of around 20 million KRW for the last remaining units. Furthermore, a limited event for 50 households will provide refrigerators and washing machines free of charge.
Meanwhile, ‘Sangbong Station Bando Yubora First Live’ is available for immediate move-in, and the site is located near Sangbong Station and Costco.
