Pocheon City, Gyeonggi Province (Mayor Baek Young-hyun) recently urged citizens to exercise special caution regarding investments in ‘long-term general private rental housing’ that are spreading within the jurisdiction.
The city confirmed that a housing promotion center (located in Minrak-dong, Uijeongbu) is recruiting investors by promoting the construction of private rental apartments in the area of 716 Gachae-ri, Sinbuk-myeon. However, it informed the public that this recruitment activity is not an official tenant recruitment under the 'Special Act on Private Rental Housing' but rather a method where an arbitrary organization is recruiting investors, and called for citizens’ vigilance.
A Pocheon city official stated, “Tenant recruitment for long-term general private rental housing must be conducted publicly after completing the legal reporting procedures,” and warned, “Recruiting investors or tenants through methods without legal grounds may result in a lack of legal protection in the future.”
He added, “Currently, there are no cases of such reports being processed within the jurisdiction. Contracts for joining as contributors or investors recruited by arbitrary organizations are civil matters, and it is difficult to receive legal protection in case of future disputes,” and requested, “Before signing any contracts, citizens should thoroughly verify their rights and obligations and carefully review whether there are any unfavorable clauses, approaching investments with caution.”
