Apartment community facilities are becoming more diverse to cater to consumer preferences.
In particular, while apartment community facilities in the past were simply spaces for gatherings or relaxation, recent community facilities have evolved into complex spaces where residents can enjoy culture.
This change is attributed to the increasing number of consumers who prioritize quality of life and have shown greater interest in community facilities that enrich daily living.
According to the "Real Estate Trend 2024" report released by the Korea Gallup Survey Institute, the demand for community facilities is rising, with as many as 25% of respondents choosing "community specialization" as their preferred type of housing.
An industry insider noted, "It is important to highlight that interest in community specialization was particularly high among the 20s and 30s age groups, who have recently emerged as the main demand segment in the housing market," adding, "As a result, community facilities are becoming a key criterion in evaluating the value of apartments."
In response to this trend, construction companies launching new developments are increasingly differentiating their community facilities.
Among these, this month’s sales market has drawn attention with Hanyang’s announcement of the 'Hangang Sujain Obcent' in Gimpo City under the Sujain brand, which plans to introduce one of the largest community facilities in Gimpo.
This complex plans a total of 46 community facilities, including both general and specialized programs, aimed at enhancing residents' leisure activities and providing a rich daily life.
Key community features of Hangang Sujain Obcent include a sky lounge befitting the large-scale complex, an indoor gymnasium, and climbing facilities. These amenities require a certain scale and are rarely seen outside major large complexes such as those in the Gangnam area, making them noteworthy.
Additionally, a large-scale fitness center, a golf practice range with screen golf and putting greens, as well as various sports facilities reflecting the latest trends such as spinning, Pilates rooms, and GX rooms will be introduced. Unique community spaces like a private cinema, music studio, party room, open kitchen, and shared office will also be provided, along with various programs to support them.
A sales representative stated, "Furthermore, facilities such as a sauna, small library, reading rooms, single-person reading rooms, kids’ playroom, family caf?, restaurant, and senior citizens’ center will be introduced," adding, "The complex will be designed so that residents of all ages?from young children to adults and seniors?can enjoy it."
Meanwhile, Hangang Sujain Obcent is an apartment complex supplied through the redevelopment of Bukbyeon 4 District in Bukbyeon-dong, Gimpo City, an area gaining attention after the complete sell-out of Bukbyeon 3 District. It will be a mammoth complex with a total of 3,058 households, of which 2,116 units ranging from 50 to 103 square meters will be available for general sale. Located in an ultra-prime spot near Geolpo Bukbyeon Station on the Gimpo Gold Line, the complex will feature Bukbyeon Park, a large park of approximately 35,000 square meters (about 10,000 pyeong), making it a forest-adjacent apartment.
In addition to the large-scale community facilities, the complex will introduce the highest level of product design ever seen in the Sujain brand. Exterior enhancements such as curtain wall looks, specialized sidewall designs, and rooftop landmark sculptures will elevate the luxury and landmark symbolism.
Moreover, landscaping will be designed and constructed by the Green Space Solution Team of Samsung C&T’s Resort Division, promising premium landscaping with diverse features such as themed playgrounds, waterfront gardens, mirror ponds, and rock gardens. A road connecting the complex to Bukbyeon Park will also be established within the site.
The model house for Hangang Sujain Obcent is scheduled to open on September 6 within the project site in Bukbyeon-dong, Gimpo City, Gyeonggi Province.
