Kolon Global will begin the full-scale subscription schedule for ‘Beonyeong-ro Haneulchae Lacview’ in Nam-gu, Ulsan, whose model house opened on the 30th (Friday).
Starting today (2nd) with special supply, 1st priority subscriptions will be accepted on the 3rd (Tuesday), and 2nd priority on the 4th (Wednesday). Winners will be announced on the 10th (Tuesday), and official contracts will be signed over three days from the 25th (Wednesday) to the 27th (Friday). Move-in is scheduled for November 2027.
Despite the hot weather, approximately 10,000 visitors came to the ‘Beonyeong-ro Haneulchae Lacview’ model house over three days from the opening day on the 30th (Friday) through the weekend, showing high interest. During the weekend, family visitors crowded in, prompting the model house to extend its operating hours by one hour until 7 p.m.
‘Beonyeong-ro Haneulchae Lacview’ is not only excellently located in the Ulsan city center but also a new large complex that offers views of Seonam Lake Park, a representative park of Ulsan, and has received high praise from buyers for Kolon Global’s specialized design.
Mr. Choi, in his 30s and residing in Nam-gu, Ulsan, said, “There is a good reputation for the floor plan design of the existing Haneulchae Central Park apartments,” adding, “After touring the model house, I liked the type with a three-sided balcony specialized design that offers a wide service area and views of Seonam Lake Park, so I plan to apply for the subscription.”
In fact, ‘Beonyeong-ro Haneulchae Lacview’ is mainly arranged facing south, advantageous for views of Seonam Lake Park and sunlight, and its interior features a floor plan combining a 4-bay slab-type structure and a tower-type structure, enhancing convenience for residents. Especially, some floor plans feature Kolon Global’s signature ‘three-sided balcony specialized design,’ increasing openness and space utilization while maximizing service area.
There was strong interest from buyers in the highly rare specialized floor plans. Some low-floor units in the complex are designed as terrace houses overlooking the central forest plaza, providing a pleasant living environment, and penthouses with panoramic lake views are located on the top floors.
Among visitors to the ‘Beonyeong-ro Haneulchae Lacview’ model house, many showed expectations for future value after moving in.
Another visitor in his 40s residing in Nam-gu, Ulsan, said, “I like the surrounding school districts and abundant infrastructure, but I also have high expectations for the future value after moving in as it will become a new residential hub,” adding, “Ulsan is a market where proximity to work is highly valued, and since workplaces are nearby and there are many transportation benefits, liquidity is expected to be excellent in the future.”
‘Beonyeong-ro Haneulchae Lacview’ is planned near Ya-eum Sageori Station on Ulsan Urban Railway Line 2, which will connect the north and south of Ulsan (planned, currently under preliminary feasibility study), and the KTX-Eum Andong~Bujeon section is scheduled to open at the end of 2024. Once KTX-Eum opens, it will connect directly to Seoul Cheongnyangni Station, significantly improving the metropolitan transportation network along with the existing Ulsan Station (KTX/SRT).
Ulsan Mipo National Industrial Complex, Onsan National Industrial Complex, and Ulsan Techno General Industrial Complex are included in the national advanced strategic industry secondary battery specialized complexes, and the S-Oil plant, where Saudi Aramco’s 9 trillion won new investment project ‘Shaheen Project’ is being executed, is located nearby, which is expected to increase the value as a residential complex supporting more workers in the future.
The 1st priority subscription eligibility for ‘Beonyeong-ro Haneulchae Lacview’ requires applicants to be residents of Ulsan Metropolitan City, Busan Metropolitan City, or Gyeongsangnam-do, aged 19 or older, with a subscription savings account held for at least six months and meeting the deposit requirements by region and area as of the announcement date. Regardless of home ownership, either the head of household or household members can apply for 1st priority subscription. The resale period is six months after the announcement of winners. Additionally, a 5% down payment and full interest-free loan on the interim payment are offered, so there are no additional financial burdens until move-in.
The Ulsan pre-sale market has seen growing expectations in the subscription market as successful sales cases continue in the second half of this year. ‘Munsu-ro Kumho Eoullim The First’ in Nam-gu, Ulsan, sold last week, and ‘Laels’ in Sinjeong-dong sold out last month.
A sales official stated, “Beonyeong-ro Haneulchae Lacview boasts the best location even within Ya-eum-dong, and as a pre-sale complex equipped with brand, product competitiveness, and price competitiveness, it is expected to achieve good results following the recent trend in the Ulsan pre-sale market.”
‘Beonyeong-ro Haneulchae Lacview’ is located in the Ya-eum-dong area of Nam-gu, Ulsan, consisting of 8 buildings ranging from 2 basement floors to a maximum of 30 floors above ground, with a total of 803 households and exclusive areas ranging from 59 to 127㎡. The number of households by exclusive area is △59㎡ 39 units △84㎡ 700 units △96㎡ 4 units △110㎡ 58 units, and penthouses of △127㎡ 2 units.
The model house is located in the Daldong area of Nam-gu, Ulsan Metropolitan City.
