A large complex with up to 15 floors and 2,900 households will be built in Sinwol 7-dong 1 District, Yangcheon-gu, Seoul, where development had been restricted due to height limits near Gimpo Airport.
On the 23rd, the Seoul Metropolitan Government held the 8th Urban Planning Committee Rapid Integrated Planning Redevelopment Project and the Authorization Subcommittee meeting, and announced on the 25th that the 'Sinwol 7-dong 1 District Housing Maintenance-type Redevelopment Project' maintenance plan decision and maintenance district designation proposal were amended and approved.
The site was only allowed development up to about 12 floors due to the nearby Gimpo Airport. Despite several setbacks, including being excluded from the public redevelopment target in 2020, it was selected as a rapid integrated planning target at the end of 2021, and this time the maintenance plan review was passed.
The city improved conditions by consulting with Korea Airports Corporation to relax the area's height restriction from an elevation of 57.86m to 66.49m, allowing planning up to 15 floors. The zoning was also raised from Type 2, 7-floor general residential area to Type 2 general residential area. Through this review, a floor area ratio of up to 253.4% will be applied, with a total of 2,890 households in buildings up to 15 floors. Rental housing will consist of 526 units, planned with social mix including medium and large-sized units.
Considering the increasing number of households, access roads such as Jiyang-ro and Nambu Sunhwan-ro 70-gil will be expanded, and a land use plan considering future traffic flow was established. Taking into account the new Mokdong Line station (Osolgil Silver Park Station), a residential-commercial complex town is planned for some Type 3 general residential area lots along Nambu Sunhwan-ro.
New parks linked with Gomdallae Park, which had been underutilized and neglected, will be expanded, and a pedestrian green corridor connecting Osolgil Park and Gomdallae Park adjacent to the district is planned. Connections between Sinwol 7-dong public office and two new social welfare facilities along the path were also considered. Open communal facilities will be placed on the lower floors of the pedestrian corridor. Along the main residential street, Jiyang-ro, various neighborhood living facilities are planned.
At the meeting, the maintenance plan decision and maintenance district designation proposal for the Bulkwang-dong 600 area housing maintenance-type redevelopment project in Eunpyeong-gu were also approved.
According to the review results, the site will have up to 25 floors, 5 buildings, and about 321 households. Plans include expanding public open spaces linked with Bulkwang Station's specialized street and constructing a public parking lot to alleviate parking shortages near the station area.
This district had long been stagnant in development since the maintenance district was lifted in March 2014. It was selected as a redevelopment candidate for rapid integrated planning in December 2021, and with the approval of the maintenance plan this time, redevelopment is now on track.
The Seoul Metropolitan Government expects that "it will improve the deteriorated residential environment around Bulkwang Station, preserve the scenic resources of Bukhansan, and contribute to stable housing supply within Seoul."
