Opening of GTX-A Line, Emerging as the Biggest Beneficiary 'GTX Unjeong Station Seohee Starhills'

As housing prices in Unjeong New Town, Paju-si, Gyeonggi Province continue to rise daily, the ‘GTX Unjeong Station Seohee Starhills,’ offered at around 300 million KRW, is attracting attention. Amid the ongoing increase in housing prices, the price competitiveness of this complex is highlighted, drawing significant interest.


The GTX-A line is a metropolitan express railway connecting Paju Unjeong to Seoul Station and Gangnam Samsung Station, operating at a maximum speed of 180 km/h, which will drastically reduce travel time to downtown Seoul. It will be possible to reach Seoul Station from Unjeong Station in about 20 minutes and Samsung Station in about 30 minutes, positioning Unjeong New Town as a key hub linking Seoul and the metropolitan area.


With the opening of the GTX-A line approaching, the real estate market in Unjeong New Town is gaining momentum. In particular, demand for newly built apartments within Unjeong New Town has surged, leading to rising prices in both sales and jeonse (long-term lease) markets. Some complexes have seen price increases of 5-10% over the past year, and housing prices are expected to continue rising.


According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, an 84㎡ apartment in ‘Hanul Village Complex 1 Unjeong New Town I-Park’ recently sold for 760 million KRW (25th floor, June). Compared to the highest price a year ago (735 million KRW), this represents an increase of about 25 million KRW. Current listings in this complex are priced at 800 million KRW. Nearby, 84㎡ units in Unjeong New Town Central Prugio have recently been traded between 685 million and 710 million KRW.


Real estate experts believe that the opening of the GTX-A line will have a sustained positive impact on housing prices in Unjeong New Town. Especially with the expansion of transportation networks combined with various development benefits, Unjeong New Town is emerging as an optimal residential area capable of absorbing commuting demand to Seoul. As a result, Unjeong New Town is gaining prominence as a major investment destination in the metropolitan real estate market, with significant potential for further price increases.


Among these, ‘GTX Unjeong Station Seohee Starhills’ is a large complex consisting of a total of 1,499 households with exclusive areas ranging from 59 to 84㎡, boasting a rare reasonable price in the metropolitan area at around 300 million KRW. Additionally, it offers benefits such as interest-free intermediate payments and free balcony expansion options, further reducing the financial burden on buyers.


‘GTX Unjeong Station Seohee Starhills’ is being constructed in Dongpae-dong, Paju-si, Gyeonggi Province, and boasts well-established living infrastructure and a pleasant residential environment. Residents can enjoy Unjeong Lake Park, an artificial lake park comparable in scale to Ilsan Lake Park, which is the largest of its kind in East Asia.


Moreover, various parks such as Saeam Park, Anbit Park, and Unjeong Health Park are located nearby, providing excellent leisure spaces, along with smaller green spaces like Hanul Children’s Park and Meori Park in close proximity.


The complex is planned to be developed near the southern part of Unjeong New Town, allowing residents to enjoy the residential environments of both Paju City and the adjacent Goyang City. Various shopping and convenience facilities such as E-Mart Unjeong Branch, Lotte Department Store, KINTEX, Paju Premium Outlets, and the planned Starfield Village are accessible.


A representative of ‘GTX Unjeong Station Seohee Starhills’ stated, “Amid the rising real estate fever in the Paju Unjeong district, our complex is evaluated as having relatively affordable prices despite being in the GTX zone,” adding, “With the district unit plan officially announced and the association establishment approved, the complex has high stability, and we expect strong interest from buyers for the remaining units.”
