Hyundai Construction's 'Hillstate Doan River Park' is changing the landscape of the Daejeon housing market. It succeeded in attracting strong subscription interest by filling the first-priority application quota for all housing types for the first time this year in Daejeon, where unsold units and subscription shortfalls had continued.
According to real estate data from Real Estate R114 on the 25th, a total of eight complexes were offered in Daejeon this year, all of which failed to meet the first-priority subscription quota. In contrast, Hillstate Doan River Park received 6,256 applications for 1,548 units (excluding special supply) in the first-priority subscription, achieving an average competition rate of 4.04 to 1 and filling the quota for all housing types.
Notably, the total number of first-priority subscription applications for the seven previously offered complexes was only 2,394, less than half of the applications received by Hillstate Doan River Park. Despite the sluggish market conditions, Hillstate Doan River Park exceeded expectations and demonstrated a successful subscription result.
Hillstate Doan River Park is located in Doan New Town, known as the Gangnam of Daejeon. Doan New Town is expected to accommodate approximately 58,000 households and about 150,000 residents in the future. Among them, Hillstate Doan River Park, with a total of 5,329 units under the single 'Hillstate' brand, is expected to become a landmark representing the region.
The complex offers leisure activities such as walking pets or cycling along the Jinjamcheon waterfront park that runs through Doan New Town. The area around the stream is developed with large apartment complexes, schools, and commercial districts, providing excellent living conditions.
Additionally, Gyochon-dong, where the Daejeon National Industrial Complex (planned) will be established, is located within a 2 km radius. This area is expected to attract nano and semiconductor industries, aerospace, and urban air mobility (UAM)-related industries, positioning the complex as a representative brand apartment complex with excellent proximity to workplaces in the future.
Considerable attention was also given to the interior of the units. All housing types feature ample storage spaces such as entrance closets and master bedroom dressing rooms. The 84㎡ A-type units have a 4Bay slab-type layout allowing cross ventilation and include a hotel-style dry vanity for a comfortable and luxurious atmosphere. Options are provided to customize the dining room according to residents' preferences, and bedrooms 2 and 3 can be combined into a room-in-room, expanding the range of choices.
The complex consists of five buildings, ranging from two basement floors to a maximum of 35 floors above ground, totaling 51 buildings and 5,329 units. The first phase supplied 2,561 units in Complex 1 (1,124 units) and Complex 2 (1,437 units). Excluding rental units, 2,113 units were offered for general sale in Complex 1 (891 units) and Complex 2 (1,222 units). The winners will be announced on July 30 (Tuesday) for Complex 1 and July 31 (Wednesday) for Complex 2, with official contracts conducted over five days from August 12 (Monday) to August 16 (Friday). The initial payment is a fixed amount of 20 million KRW, reducing the initial financial burden for buyers. There are no restrictions on re-winning or mandatory residence periods, and resale is allowed six months after the announcement of winners.
The model house is scheduled to open near Mokwon University in Doan-dong, Seo-gu, Daejeon Metropolitan City, with move-in dates planned for August 2027 (Complex 1) and September 2027 (Complex 2).
