In the real estate market, areas near subway stations are generally considered the best locations. Among these, Seoul’s subway Line 9 is regarded as a so-called “golden line” due to its convenient transfer options anywhere in Seoul, express train services that provide easy proximity between home and workplace, and ongoing development projects along the Line 9 corridor.
Recently, attention has been drawn to the area near Yeomchang Station, an express stop on Line 9, located in Yeomchang-dong, Gangseo-gu. This is because new apartment supply, which had completely stopped since 2019, is showing signs of resuming. Originally, Yeomchang-dong had many older apartments, mostly mid-rise complexes around 15 floors composed of small-sized units, so redevelopment projects had not progressed, resulting in no new apartment supply for a long time.
The reason new supply in this area is attracting attention is that, compared to neighboring areas, the sale prices are relatively affordable, while the transportation network connected to Line 9 and other major routes allows convenient commuting anywhere in Seoul, offering excellent proximity between home and workplace. Geographically, it is adjacent to Mokdong, allowing residents to share the Mokdong living area, and being located near the Han River, residents can enjoy the Han River lifestyle with access to Yanghwa Hangang Park, Seonyudo Park, and other amenities, enhancing their quality of life.
Additionally, Seoul’s “Southwest Region Grand Renovation Plan” announced earlier this year and related ordinances have enabled relaxation of floor area ratio regulations, which is expected to lead to active residential environment improvements and new complex developments in the area. Leading this trend is the “Yeomchang Station Dongmoon The East” project, which is attracting interest from actual homebuyers.
This complex consists of two buildings with a total of 66 units, offering two floor plans of 59㎡ and 84㎡. The sale prices are in the mid-800 million KRW range for the 59㎡ units and in the low 1 billion KRW range for the 84㎡ units, presenting a rare price advantage in the recent Seoul apartment market. It is located near Yeomchang Station, an express stop on Seoul Subway Line 9, and will be constructed up to 18 floors high.
In particular, this new complex near Yeomchang Station, where no multi-family housing supply has occurred in recent years, is notable for its rarity and is offered at prices comparable to older apartments. It also provides a full interest-free benefit on the intermediate payment, making it a reasonably priced complex. As it is developed through a street housing maintenance project, anyone aged 20 or older can apply for subscription regardless of whether they have a subscription savings account, and there are no resale restrictions.
“Yeomchang Station Dongmoon The East” is situated in a prime location with excellent proximity between home and workplace, connected directly to Line 9 Yeomchang Station as well as Olympic-daero, Gonghang-daero, Nodeul-ro, and Seobu Ganseon-ro, providing seamless transportation access. Residents can enjoy perfect surrounding infrastructure including Mokdong, Sangam connected via World Cup Bridge, and Yeouido. With the Han River and Anyangcheon Stream right in front, and nearby Yongwangsan Neighborhood Park, Yeomchang Park, and Seonyudo Park, it supports a pleasant living environment. It also boasts excellent educational environments, including the top-ranked school districts in Gangseo-gu.
Furthermore, various developments such as Yeouido and Mokdong redevelopment projects and the development of the CJ factory site in Gayang-dong are underway nearby, and these development benefits are expected to further increase the future value of the complex.
Meanwhile, detailed information about “Yeomchang Station Dongmoon The East” can be found on “Saejip Tour,” a dedicated platform for street housing maintenance projects, and pre-sale applications are currently underway. A sales office is currently operating in front of the site.
