An apartment complex consisting of 4 buildings and 615 households will be constructed in Dongsomun District 2, located between Hansung University Station on Line 4 and Seongbukcheon Stream.
On the 20th, the Seoul Metropolitan Government announced that the 9th Urban Planning Committee meeting resulted in the amended approval of the 'Dongsomun District 2 Housing Redevelopment Maintenance Area and Maintenance Plan Change (Draft)' for the area around 33, Dongsomun-dong 2-ga, Seongbuk-gu.
Dongsomun District 2 was initially designated as a redevelopment zone in 2002, but the project was stalled for a long time due to low resident consent for project promotion. The project site contains buildings under 5 stories, over 20 years old, and unauthorized structures.
In 2010, some parcels were incorporated to refine the district boundaries as it was included in the special district unit plan area, but conflicts persisted due to differences in rights value among association members, disagreements over commercial space arrangements, opposition from residents against redevelopment, and resistance from owners of the newly added areas. This time, the designation was achieved by dramatically reaching the consent rate.
A plan was proposed to increase the floor area ratio by supplying national housing units under 85㎡ of exclusive area and to place commercial spaces along Seongbukcheon Stream, meeting the residents' consent rate, and this amendment was submitted to the Urban Planning Committee.
In this review, a plan to build 4 apartment buildings including 162 rental housing units, totaling 615 households, was approved. The number of general sale units by area is planned as 174 units under 60㎡ exclusive area, 237 units between 60㎡ and under 85㎡, and 46 units over 85㎡.
In the existing maintenance plan, building height was limited to 30 floors or less, but with the provision of infrastructure and an increased floor area ratio of 430.7%, the height was decided to be 35 floors (105m) or less.
To create a pedestrian path linked to Seongbukcheon Stream located south of the site, a public pedestrian passage was planned between Dongsomun-ro and Seongbukcheon. Green spaces will be created along the pedestrian path to provide resting areas, which are lacking around the project site.
When viewing the site from Naksan Park Fortress Wall, a natural skyline with the surroundings was planned. Along the streets around the site, street-type neighborhood living facilities will be concentrated to activate the streetscape.
Han Byung-yong, Director of Housing Policy at Seoul City, said, "With the amended approval of the Dongsomun District 2 maintenance plan, it is expected to greatly contribute to stabilizing housing for the common people through residential environment improvement that reflects the characteristics of the station area and the supply of quality housing."
