Although investment demand has decreased due to the prolonged economic downturn and the contraction of the real estate market, attention from end-users seeking office buildings is focusing on knowledge industry centers that meet various conditions such as excellent locations, specialized designs convenient for work, and auxiliary facilities, mainly in Seoul and the metropolitan area.
‘Indeogwon Station AK Valley,’ which is highly praised for its excellent transportation environment, various development benefits, green spaces for tenant convenience, and 4th generation specialized auxiliary facilities, has also attracted significant interest from companies looking for office buildings due to various tax reductions and financial support benefits.
In fact, ‘Indeogwon Station AK Valley’ has recently drawn attention by signing large-scale floor-level office contracts one after another.
In May of this year, it signed a full-floor contract with a display parts and equipment manufacturer located in Mapo-gu, Seoul, and in June, it signed a half-floor contract with a manufacturer in the railway vehicle parts and equipment sector located in Pangyo, Gyeonggi-do.
These consecutive contracts appear to have been driven not only by the excellent location, convenient specialized design, and auxiliary facilities mentioned earlier but also by abundant underlying demand. The area is situated at the hub of the southern metropolitan knowledge-based industry belt, connecting Pangyo, Gwanggyo Techno Valley, and others, providing a rich base of demand, making it an ideal environment for securing office buildings. Additionally, the formation of a cluster business valley extending from Gangnam to Gwacheon to Indeogwon is anticipated.
The convenient transportation environment and development prospects are also noteworthy. Near the project site are the 2nd Gyeongin Expressway, Gwacheon-Bongdam Urban Expressway, Seoul Ring Expressway, and Gyeongsu-daero, providing easy access to southwestern Seoul, Seongnam, and southern Gyeonggi areas. It also secures a station area location within walking distance of Indeogwon Station on Line 4.
Currently, new lines such as the Wolgot-Pangyo Line, Indeogwon-Dongtan Line, and GTX-C Line are under construction, and upon opening, it is expected to enjoy a quadruple station area premium with a total of four lines.
Regarding specialized design, the first-floor lobby is designed with a 6-meter ceiling height to provide a sense of openness even indoors, and each office unit is designed with a high ceiling of 4.2 meters to offer a bright and pleasant working environment. The basement floor includes meeting rooms, open lounges, rest areas, showers, and changing rooms to provide differentiated and special auxiliary facilities so that tenants can work without inconvenience.

‘Indeogwon Station AK Valley’ is receiving high interest from companies considering actual move-in as well as business relocation, and it is currently under development with a target completion date of January 2025.
