Complex shopping malls representing their regions, such as Avenue France, Times Square, La Festa, and D-Cube City, tend to have a dense concentration of various stores, resulting in increased foot traffic and sales. From the consumer's perspective, the convenience of easily accessing stores from diverse industries is highly expected, and the pleasant amenities and parking environment contribute to a strong preference for complex shopping malls. Typically, well-known complex shopping malls like Times Square or D-Cube City have around 200 stores, Avenue France Pangyo has about 70, and Avenue France Gwanggyo has approximately 100 stores.
Meanwhile, a commercial complex within an apartment complex featuring 172 units is about to be supplied, drawing attention. The name of the commercial complex within this complex is ‘Eco Park Cheonan Hanyang Sujain,’ also well-known as the in-complex commercial area of the ‘Cheonan Hanyang Sujain Eco City’ complex. The total floor area of this ‘Eco Park Cheonan Hanyang Sujain’ is about 14,957㎡ (4,500 pyeong), spanning from basement level 2 to the 2nd floor above ground, with a total of 172 units. In terms of unit scale alone, it is comparable to many complex shopping mall facilities.
The reason why a commercial complex within an apartment complex has such a scale is attributed to fixed demand and a captive market. In fact, the ‘Cheonan Hanyang Sujain Eco City’ apartment complex consists of 3,200 households under a single brand and is famous as one of the largest apartment complexes in Cheonan. Due to the lack of existing commercial facilities around the complex, ‘Eco Park Cheonan Hanyang Sujain’ is expected to emerge as an in-complex commercial area that monopolizes abundant fixed and hinterland demand. Additionally, an industrial complex covering approximately 2,247,933㎡ (680,000 pyeong) is adjacent.
Regarding the Pungse Industrial Complex, about 80 companies employ 3,500 residents, and the 2nd General Industrial Complex and Cheonan 6th General Industrial Complex are planned to be established nearby, further increasing expectations for hinterland demand. ‘Eco Park Cheonan Hanyang Sujain’ also offers convenient access via Cheonan-Asan Station, Nonsan-Cheonan Expressway, and Local Road No. 629, and it is anticipated to easily attract visitors to the nearby Taehaksan Natural Recreation Forest.
Given the large number of units prepared in this ‘Eco Park Cheonan Hanyang Sujain,’ a variety of industries are expected to move in.
