Real estate demanders are increasingly prioritizing 'comfort' as a key criterion when choosing residential areas.


According to the '2025 Future Housing Trends' report published by the Housing Industry Research Institute, 33% of respondents cited 'comfort' as the most important factor in selecting a residence. This is especially true in the densely built metropolitan area, where the value of nature-friendly locations stands out more than in provincial areas.


In fact, complexes close to natural environments within the metropolitan area show clear price increases. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the 'Hwaseo Station Park Prugio' apartment with an exclusive area of 84㎡, located next to a stream and near Daeyupyeong Park and Sukji Park, was traded for 1.065 billion KRW (19th floor) in September last year, but changed hands for 1.19 billion KRW (18th floor) in April this year.


An industry insider said, "Recently, 'a relaxed life' and 'healing life' have emerged as housing trends, and places with comfortable living environments are showing strong performance," adding, "Complexes near streams or parks have active sales transactions and abundant rental demand."
