As the government significantly increases the number of medical school admissions nationwide, about one-quarter of the increased medical school quotas are concentrated in the Chungcheong region, raising interest in the local school districts.

On March 20, the government allocated 1,639 out of 2,000 additional medical school seats to local areas, accounting for about 82%. Of these local quotas, 60% will be reserved for students who have completed all three years of high school in the respective regions, which is expected to significantly increase the number of parents wishing to reside in these areas. This is anticipated to act as a positive factor for the local real estate market.

In particular, the Chungcheong region is emerging as a representative beneficiary. With 211 seats in Chungbuk, 201 in Daejeon, and 137 in Chungnam, totaling 549, it has seen the largest increase nationwide. Industry insiders report that even parents in the Gangnam area, who have long prepared their children for medical school, are now considering sending their children to study in Daejeon and the Chungcheong region.

Especially, Dunsan-dong in Daejeon is attracting the attention of devoted mothers. According to local real estate officials, inquiries related to medical school entrance exams at Dunsan-dong cram schools, which have educational infrastructure comparable to Daechi-dong, have recently surged.

A real estate industry expert said, "With the increase in medical school quotas centered around Daejeon and the Chungcheong region, parental demand for school districts adjacent to local medical schools has significantly increased. Daejeon benefits from the presence of medical schools at Chungnam National University, Konyang University, and Eulji University, and especially Dunsan-dong, a traditional affluent neighborhood, has a well-established cram school district and school zones, which is expected to attract many homebuyers among parents."

Meanwhile, the second phase of sales at ‘Grand Le Pied’ in the Dunsan-dong area is attracting the attention of buyers with strong contract performance.

Grand Le Pied is a premium residential facility located on the site of Homeplus in Dunsan-dong, boasting the tallest building in Dunsan-dong at 47 floors. It consists of five buildings with a total of 832 units, featuring large floor plans of 119 and 169 square meters.

Nearby, legal professionals make up 30% of the population, with the presence of the court, prosecutor’s office, patent office, and Korea Intellectual Property Information Service. Prestigious elementary, middle, and high schools such as Hanbat Elementary, Seowon Elementary, Munjeong Middle, and Chungnam High, as well as the Dunsan-dong cram school district, provide excellent educational infrastructure.

Additionally, Grand Le Pied stands out as the tallest building in the area, visible from anywhere locally and boasting luxury amenities and diverse community facilities rarely found even in the metropolitan area, enhancing residents’ pride. Facilities include the ‘Pied Pool,’ an indoor swimming pool with three 20-meter lanes and a sunbed zone for relaxation, a putting green and screen golf room for focused putting practice, a Pilates room, and a fitness club with GX rooms for group exercise and yoga.

According to a Grand Le Pied project official, there is high anticipation for the creation of a top-tier residential complex comparable to Tower Palace and Signiel in Daejeon, and inquiries from prospective buyers with various purposes and visits to the model house are steadily increasing.
