'Hyundai Terra Tower Sema Station,' a knowledge industry center developed as a station-area complex near Sema Station in Segyo 1 District, Osan City, is attracting steady interest from manufacturing-oriented companies by featuring a manufacturing-focused complex layout optimized for logistics movement.
In particular, the southern metropolitan area including Osan City's Segyo District, Hwaseong (Dongtan), Pyeongtaek, and Yongin is significantly lacking manufacturing-centered knowledge industry centers, making the specialized design highly well-received and noteworthy.
Hyundai Terra Tower Sema Station applies various specialized designs optimized for logistics movement to enhance the work efficiency of manufacturing companies.
The complex first installs large entrance doors (from basement level 1 to ground level 10, with some exceptions) to improve logistics movement and efficiency. Additionally, it introduces a drive-in system and door-to-door system (from basement level 2 to ground level 11, with some exceptions) to expand convenience for vehicle movement and loading/unloading. The approximately 7.5-meter-wide ramp (with some exceptions) and a straight ramp with fewer turning sections further enhance the convenience of logistics vehicle movement. Moreover, a loading dock (from basement level 1 to ground level 10) designed for easy in-and-out operations of workspaces is also a highlight.
A sales representative of Hyundai Terra Tower Sema Station stated, "Along with this, high-load specialized designs to enhance the stability of logistics movement are introduced throughout the complex," adding, "It is designed to allow vehicle access up to 2.5 tons and to withstand 1.2 tons per square meter. Two freight elevators capable of handling logistics up to 5 tons are installed, enabling loading and unloading from basement level 1 to ground level 11."
Meanwhile, Hyundai Terra Tower Sema Station is being developed in Segyo-dong, Osan City, Gyeonggi Province, with a scale of three basement floors to thirteen ground floors and a total floor area of approximately 115,000㎡ (about 35,000 pyeong). It will house 566 units of manufacturing, research & office-type knowledge industry centers (from basement level 2 to ground level 13) and 46 commercial units (from basement level 1 to ground level 1). Among these, the knowledge industry center consists of ▲427 manufacturing units ▲45 research units ▲94 office units, characterized by being a manufacturing-centered knowledge industry center with high rarity and demand in the area.
Hyundai Terra Tower Sema Station stands out with excellent location conditions that combine logistics movement specialized design with essential elements of knowledge industry centers, such as convenient transportation and pleasant environment.
The complex is located within walking distance of Sema Station on Subway Line 1, highlighting outstanding transportation convenience. Nearby, the recently opened GTX-A line, the planned Indeogwon Line (Indeogwon-Dongtan, scheduled to open in 2029) at SRT Dongtan Station, and the GTX-C line (scheduled to open in 2028) passing through Suwon Station and Osan Station are expected to further enhance transportation convenience.
Additionally, benefits from various road traffic network developments are anticipated. Notably, on the 25th, the Ministry of Land, Infrastructure and Transport announced the 'Semiconductor Expressway' project. This is a privately funded highway connecting Hwaseong to Yongin and Anseong (approximately 45 km), centered around the system semiconductor cluster that Samsung Electronics is developing in Namsa-eup, Yongin, with an investment of 360 trillion KRW. The highway is expected to open around the start of construction in 2028.
Furthermore, the area is surrounded by numerous parks such as Osan Jukmiryeong Peace Park, UN Participation Memorial Park, Jukmi Park, and Dolmen Park, providing convenient access for workers to relax.
An official from a real estate agency in Osan City said, "In addition, large marts such as E-Mart, Lotte Mart, and Homeplus are located near the complex, and various infrastructure facilities like Dongtan Premium Outlets and Osan Korean Hospital are nearby, enhancing convenience." He added, "Moreover, various industrial complexes such as the Pyeongtaek Jinwi General Industrial Complex, where the LG Cluster including LG Electronics Digital Park and LG Innotek is established, are located nearby, indicating high industrial connectivity."
Not only that, large-scale benefits are continuously emerging around the complex. First, the Segyo District area where the complex is being developed was designated as a new housing site candidate, Segyo 3 District, by the government last November. It is planned to be developed as a 'self-sufficient Connect City' with enhanced semiconductor industry support functions such as R&D and office spaces, supplying 31,000 households, raising expectations for it to become a semiconductor industry hub.
Additionally, Gyeonggi Province is reportedly in final negotiations to attract the R&D center of Applied Materials (AMAT), a semiconductor equipment company, to Osan, further raising expectations. AMAT, headquartered in Silicon Valley, USA, is the industry leader in semiconductor and display equipment market share. If this attraction succeeds, it is expected to further strengthen the formation of a semiconductor belt in Osan City and the southern Gyeonggi region.
Meanwhile, Hyundai Terra Tower Sema Station offers various tax benefits that reduce the burden on buyers, such as loans covering up to 70-80% of the sale price, 35% reductions in property tax and acquisition tax, increasing interest.
Additionally, Osan City falls within a growth management zone, allowing for greater tax benefits such as additional reductions in corporate or income tax, acquisition tax, and property tax for relocations from overcrowded control zones. Major additional benefits include 100% exemption of corporate or income tax for five years, followed by 50% exemption for two years, 100% exemption of acquisition tax, and 100% exemption of property tax for five years, followed by 50% reduction for three years (subject to government policy changes and specific eligibility conditions).
A sales representative said, "Furthermore, the complex offers sales conditions such as a first payment of 10 million KRW and interest-free loans for interim payments, further reducing the burden on buyers," adding, "As a manufacturing-centered branded knowledge industry center supplied in the southern metropolitan area where manufacturing-type centers are scarce, inquiries from companies for actual occupancy continue."
