'Asan Zai Grand Park' Expected to Benefit from GTX-C Line Extension, Inquiries Flood In

As the government announced plans to extend the Seoul Metropolitan Area Express Train (GTX) C line from Cheonan to Asan, inquiries are flooding in for ‘Asan Xi Grand Park,’ which is conducting first-come, first-served unit and building designation contracts in Yonghwa-dong, Asan-si, Chungcheongnam-do.


On January 25, the Ministry of Land, Infrastructure and Transport officially announced at a transportation sector public discussion chaired by President Yoon Seok-yeol that the GTX-C line, originally planned to run from Deokjeong in Yangju-si, Gyeonggi-do to Suwon, will be extended 59.9 km to Cheonan and Asan. The GTX-C extension will utilize the existing capacity of the Gyeongbu Line, operating as an electric train at a design speed of 180 km/h from the main line terminus in Suwon through Cheonan to Asan. Since large-scale civil engineering works are unnecessary, the plan is to open the extension simultaneously with the main line section in 2028.


Once the GTX-C line is extended to Asan, major points in the Seoul metropolitan area and Seoul will be accessible within approximately 50 minutes, dramatically improving access to the metropolitan area. Consequently, the real estate market in Asan, which is about to be fully incorporated into the ‘metropolitan living zone,’ is rapidly heating up. Similar to the A line scheduled to open this year, the value of areas along the route is expected to rise sharply.


A sales representative for Asan Xi Grand Park stated, “As soon as the extension of the GTX-C line to Asan was confirmed, inquiries from metropolitan investors anticipating value appreciation have been steadily coming in. Especially since the site’s recruitment announcement was made early, the sale price is set at a reasonable level, which most of the inquirers agree makes it a highly attractive investment.”


As of November last year, the nationwide private apartment sale price recorded 17.1039 million KRW per 3.3㎡, marking an 11.6% increase compared to the same month the previous year. With prices rising for nine consecutive months since March, the price competitiveness of Asan Xi Grand Park stands out even more amid the steep upward trend.


Additionally, Asan Xi Grand Park is popular for offering special sales conditions such as a 5% down payment (for units 84㎡ and above) and zero interest on all intermediate payments. Contracts can be signed with a 5% down payment and a first installment of 10 million KRW (for units 84㎡ and above). This thoughtful consideration by Asan Xi Grand Park helps reduce the initial financial burden on homebuyers during a period of steep inflation.


With such special conditions and price competitiveness, Asan Xi Grand Park is being developed through the Yonghwa Sports Park (planned) private park special project. Residents will have convenient access to a roughly 160,000㎡ park featuring a multipurpose lawn, multipurpose sports spaces, a children’s sports playground, an indoor gymnasium for promoting physical activities, as well as ecological experience zones and forest health rest areas for relaxation and cultural activities.


Moreover, the complex is primarily oriented southward for easy lighting and ventilation. Depending on the unit type, designs include 4Bay cross ventilation, pantries, utility rooms, and dressing rooms to maximize space utilization. The Sysclean ventilation system and Style Up paid options (such as automatic entrance sliding doors and indirect lighting on all four sides of the living room’s tray ceiling) allow residents to customize their homes with more atmospheric finishes, lighting, bathrooms, and kitchen interiors according to their preferences.

Asan Xi Grand Park is being constructed in Yonghwa-dong, Asan-si, Chungnam, comprising two complexes with a total of 1,588 households: ▲ Complex 1 with 739 units ranging from 74 to 149㎡, and ▲ Complex 2 with 849 units ranging from 84 to 149㎡.


First-come, first-served sales are currently underway at the model house located in Sindong, Asan-si, Chungnam.
