DL Construction announced that the official contract signing for 'e-Pyeonhansesang Geomdan Ecovista,' located in the Geomdan New Town area of Incheon, will take place over four days from March 26 to 29.
'e-Pyeonhansesang Geomdan Ecovista' is being developed with 11 buildings ranging from three basement floors to a maximum of 20 above-ground floors, comprising a total of 732 units with exclusive areas of 84 to 119㎡. The project is attracting attention for its rare medium-to-large-sized units.
Recently, as apartment supply has focused mainly on small-to-medium-sized units, medium-to-large apartments have become increasingly scarce. According to an analysis by real estate market analytics firm Real Estate Info of the Real Estate R114 metropolitan area apartment supply trends (excluding rentals) over five-year periods, the proportion of medium-to-large apartment supply has significantly decreased.
From 2010 to 2014, the supply proportion of units larger than 85㎡ was 35.9%, meaning that 3 to 4 out of every 10 units supplied were medium-to-large. This dropped to 11.7% between 2015 and 2019, and further declined to 8.3% for 2020 to 2024 (including scheduled move-ins). Conversely, the proportion of units 85㎡ or smaller increased from 64.1% (2010?2014) to 88.3% (2015?2019), reaching 91.6% in 2020?2024.
The scarcity of medium-to-large apartments has led to record-high transactions in some complexes. According to real estate big data company Asil, a 98㎡ unit in 'Resentz' located in Jamsil-dong, Songpa-gu, Seoul, was contracted for 2.75 billion KRW on February 27, setting a new record price. The previous transaction price for the same size was 2.56 billion KRW in May last year, marking an increase of nearly 200 million KRW in about nine months.
In the same month, a 102㎡ unit in 'Dongtan Station Lotte Castle' located in Osan-dong, Hwaseong-si, Gyeonggi-do, was sold for 2.2 billion KRW, attracting attention for its record price. Compared to the previous record transaction of 2.1 billion KRW in September last year, this represents a 100 million KRW increase in about five months. This contrasts with the nationwide trend of falling housing prices.
As the rarity value of medium-to-large apartments is expected to rise further, interest is growing in the 119㎡ units of 'e-Pyeonhansesang Geomdan Ecovista.'
According to Real Estate R114 apartment supply trends (as of March), a total of 38,806 units have been sold in Geomdan New Town over the past 10 years. Of these, only 1,723 units, or 4%, were 110㎡ or larger. This explains why medium-to-large apartments are highly valued in Geomdan New Town.
'e-Pyeonhansesang Geomdan Ecovista,' subject to the price ceiling system, is attracting more attention as it is being offered at a reasonable price compared to surrounding market prices. Considering the recent upward trend in prices, it is expected that prices like these will be hard to see again, and with a real estate market recovery, significant value appreciation comparable to neighboring complexes can be anticipated.
The sale price for the 119㎡ (formerly 46-pyeong) units of 'e-Pyeonhansesang Geomdan Ecovista' is set between 680 million KRW and 730 million KRW. Compared to existing complexes in Geomdan New Town where 84㎡ (formerly 34-pyeong) units are trading in the 700 million KRW range earlier this year, buyers can upgrade to a larger, newer apartment within a similar budget.
Even compared to recently sold medium-to-large units in Geomdan New Town, the price competitiveness stands out. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, in February this year, a 105㎡ (formerly 41-pyeong) unit in Complex P was sold for 810 million KRW, and a 108㎡ (formerly 40-pyeong) unit in Complex D was sold for 770 million KRW. Despite being larger, the 119㎡ (formerly 46-pyeong) units of 'e-Pyeonhansesang Geomdan Ecovista' are priced up to 100 million KRW lower.
An industry insider advised, “As uncertainty in the real estate market grows, there are cases where winners of subscription lotteries give up contracts. Considering future price increases and supply shortages leading to rising housing prices, purchasing a home now is a wise choice. Many who have given up contracts later express regret, so winners should not miss this opportunity.”
The 'e-Pyeonhansesang Geomdan Ecovista' housing exhibition center is located in Wonchang-dong, Seo-gu, Incheon, and move-in is scheduled for July 2026.
