As Jukrim 1 District emerges as a new residential hub in Yeosu, the upcoming sale of the ‘Hillstate’ brand complex is attracting significant attention from prospective buyers.

Hyundai Construction plans to launch sales of ‘Hillstate Jukrim The Proud’ in April, located in blocks A2 and A4 of Jukrim 1 District, Jukrim-ri, Sora-myeon, Yeosu-si, Jeollanam-do. The complex consists of two blocks: △ Block A2 with 15 buildings ranging from 3 basement floors to a maximum of 23 floors above ground, offering 931 units with exclusive areas of 74 to 106㎡ △ Block A4 with 5 buildings ranging from 2 basement floors to a maximum of 23 floors above ground, offering 341 units with exclusive areas of 74 to 84㎡, totaling 1,272 units.

The complex is situated within the Jukrim 1 District urban development project area. Urban development projects refer to the creation of complexes or urban areas with functions such as residential, commercial, industrial, distribution, information and communication, ecological, cultural, health, and welfare. Unlike housing site development projects, these are led by local governments or private developers, which allows for faster project progress.

According to Jeonnam Development Corporation, Jukrim 1 District spans approximately 986,000㎡ and includes planned sites for apartment complexes, schools, neighborhood parks, cultural facilities, and commercial facilities. Upon completion, it will feature 4,901 households along with abundant living infrastructure. Together with the previously completed Jukrim 2 District (4,080 households), it is expected to transform into an emerging residential town with about 9,000 households.

This area offers a convenient live-work proximity with easy commuting to Yeosu National Industrial Complex, which hosts a variety of jobs. The Yeosu National Industrial Complex is the largest heavy chemical industrial complex in Korea, specializing in refining and petrochemicals. According to data from Yeosu City Hall and the Korea Industrial Complex Corporation, about 300 companies such as GS Caltex, LG Chem, Lotte Chemical, Hanwha Solutions, and Icheon NCC are located here, employing approximately 25,000 people (as of December 2023).

The area is also equipped with various living infrastructures. Residents can conveniently enjoy the commercial district developed in Jukrim 2 District, as well as shopping and convenience facilities like Lotte Mart Yeocheon Branch and medical facilities such as Yeocheon Jeonnam Hospital and Yeosu Jeil Hospital.

Kindergarten and elementary school sites are within walking distance of the complex, ensuring safe commuting for young children, and Yeosu Samil Middle School is also accessible on foot. Nearby, Yeosu’s first children’s library will be established. According to Yeosu City Hall, the ‘Yeosu Kkumbada Children’s Library’ is scheduled to open in 2025 right next to the complex, featuring a reading culture experience facility and a multi-purpose cultural space including a shared childcare area.

There are several parks nearby, including planned neighborhood park sites, Jukrim Neighborhood Park, and Jukrim Reservoir, providing a pleasant residential environment. Notably, a National Sports Center is planned within the Jukrim District. According to Representative Kim Hoe-jae’s office, Yeosu City was selected for the Ministry of Culture, Sports and Tourism’s public sports facility support project to establish the National Sports Central in Jukrim District. The center will include a swimming pool and indoor playground on the first floor and a multipurpose gymnasium on the second floor, with a targeted opening in January 2029. Once opened, residents and local community members will be able to enjoy various leisure activities.

Additionally, the area offers convenient vehicle access via Local Road No. 22 connected to the Suncheon-Wanju Expressway and Dowon-ro, which provides easy entry to Yeosu city center. Within a 3 km radius, KTX Yeocheon Station and Yeocheon Intercity Bus Terminal are located, enhancing regional accessibility.

Particularly, Hillstate Jukrim The Proud is a mixed complex featuring public sale housing (Block A2 units under 85㎡ and Block A4) and private housing (Block A2 units over 85㎡), broadening choices for buyers and raising expectations. Hyundai Construction, the builder, is Korea’s leading construction company known for the ‘Hillstate’ brand, which has ranked first in brand reputation index for 60 consecutive months as of March this year. They plan to apply exceptional quality products rarely seen in the area.

A sales official stated, “Hillstate Jukrim The Proud is located in Jukrim District, which is emerging as Yeosu’s residential core, offering excellent living infrastructure and educational environment, along with high future value expected from the development project. Since it is supplied on public land, the price ceiling system will apply, and we plan to present high-quality products befitting the ‘Hillstate’ brand value, so we expect strong interest from buyers.”

The model house for Hillstate Jukrim The Proud is scheduled to open in Ungcheon-dong, Yeosu-si, Jeollanam-do, with move-in planned for 2027.
