An apartment complex with 1,650 households, featuring a subway station and an elementary school, will be built in the area around 183 Macheon-dong near Macheon Station on Line 5.

On the 20th, the Seoul Metropolitan Government announced that it had finalized the Rapid Integrated Planning for the area around 183 Macheon-dong, Songpa-gu. The area around 183 Macheon-dong will be transformed into a complex that integrates a subway station and an elementary school at its center, and connects with Seongnaecheon Stream on the east side, creating a residential environment where the school, subway, and stream harmoniously coexist.


Although the area around 183 Macheon-dong is located in the center of the Geoyeo-Macheon Redevelopment Promotion District, development had been stalled for a long time, resulting in aging residential environments and insufficient infrastructure. The area around Macheon Station and Macheon Elementary School is a place where local residents’ activities such as commuting and schooling are concentrated, but residents experienced inconvenience due to a complicated traffic system and street obstacles.


With the confirmation of this Rapid Integrated Planning, the last piece of the Geoyeo-Macheon Redevelopment Promotion District puzzle has been completed. Development of the Geoyeo-Macheon Redevelopment Promotion District is underway around the project site, and a Wirye Line tram station is scheduled to be newly established in 2025. Seongnaecheon Stream is also planned to be restored by 2028, anticipating significant changes.

Taking full advantage of the location characteristics where Macheon Elementary School, Macheon Station, and Seongnaecheon Stream are situated at the center of the complex, customized spaces for different areas were planned to blend daily life and leisure spaces. First, the three-dimensional plaza located around Macheon Elementary School and Macheon Station (Exit 2), where commuting and schooling routes are concentrated, was planned in a sunken form utilizing level differences.


Using a 5-meter level difference at the center of the project site and the northern Seongnaecheon Stream side, a flat pedestrian path without slopes was planned from the lower northern area and the western Seongnaecheon Stream side to the subway station sunken plaza. Considering accessibility to Macheon Elementary School and Macheon Station, the east-west and north-south pedestrian systems were connected to ensure existing pedestrian axes are not interrupted.


Considering the characteristics of the complex that includes a school and a subway station, vehicle circulation within the complex was minimized, and surrounding road widening and simplification of the complicated road system were implemented. A safe boarding and alighting zone for children will be created at the back gate of the elementary school, and a bicycle path along Seongnaecheon Stream, linked with the stream’s restoration, is also planned.


In preparation for the new Wirye Line tram station, rest areas will be created along Macheon-ro, and proactive infrastructure plans such as public open spaces, green areas, and daycare centers were established to flexibly respond to future public facility demands due to population and social structure changes. Open-type community facilities along public pedestrian pathways within the complex and specialized waterfront facilities along Seongnaecheon Stream will also be constructed.

The complex center will feature buildings up to 39 stories high, with appropriate heights planned for each area within the complex. A tent-shaped skyline was set, placing mid- to low-rise buildings where sunlight for the school and openness along Seongnaecheon Stream are needed, and high-rise buildings in the central part of the complex. The quasi-residential area adjacent to Macheon Station is planned for mixed-use with street activation facilities to promote efficient land use.


The city prepared the Rapid Integrated Planning through over a year of discussions and adjustments with residents, the autonomous district, and experts working as one team. It plans to actively support the swift establishment of the maintenance plan in the future. Due to the simplification of the Rapid Integrated Planning procedure, it is expected that the project period will be significantly shortened through integrated review by the Urban Redevelopment Committee’s delegated subcommittee and the project implementation plan.


Jo Nam-jun, Director of the Urban Space Headquarters of Seoul City, said, "The area around 183 Macheon-dong was intended to be developed into a special residential complex by utilizing the location characteristics linking education, transportation, and waterfront." He added, "As the last piece of the Geoyeo-Macheon Redevelopment Promotion District is completed through Rapid Integrated Planning, we hope it becomes a high-quality residential complex that revitalizes the region."
