The establishment of a new elementary school within the Tangjeong District urban development zone, located in Tangjeong-myeon, Asan-si, Chungnam, has been confirmed. This is expected to directly benefit residential complexes supplied within the urban development zone, including The Sharp Tangjeong Infinity City Phases 1 and 2.
In January of this year, the Chungnam Office of Education (Superintendent Kim Ji-cheol) announced that it had received final confirmation of approval for the establishment of Tangjeong 8 Elementary School (tentative name) as appropriate, following the review results of the 2024 Regular 1st Central Investment Review Committee led by the Ministry of Education.
Tangjeong 8 Elementary School (tentative name) will be newly established to accommodate new students from apartment complexes and other housing supplied within the Tangjeong District urban development zone. The school will have 50 classes (47 general classes and 3 special classes), accommodating approximately 1,200 students, and is scheduled to open in March 2027.
The Tangjeong District urban development zone, where Tangjeong 8 Elementary School (tentative name) will be located, is expected to supply about 4,300 apartment units. The 4th block of ‘The Sharp Tangjeong Infinity City,’ which was sold in January, attracted 33,969 applicants and successfully completed sales. Even though the sales occurred before the announcement of the approval for Tangjeong 8 Elementary School (tentative name), the excellent location, product quality, and The Sharp brand attracted significant consumer interest.
Meanwhile, ‘The Sharp Tangjeong Infinity City Phase 2’ in the adjacent 3rd block is about to be launched for sale. Given the strong sales performance of the previously supplied 4th block and the confirmed establishment of the elementary school, the sales enthusiasm is expected to intensify further.
Recently, in the apartment sales market, terms like ‘Haksegwon’ (school zone) and ‘Chopuma’ (elementary school nearby) have become hot keywords, reflecting the growing influence of the real estate market among the 30-40 age group with school-age children. According to the ‘Apartment Sales Transaction Status by Buyer Age Group’ released by the Korea Real Estate Agency, from February last year to January this year, a total of 426,082 apartment transactions occurred nationwide, of which 223,600 transactions (52.4%) were by the 30-40 age group. As demand from parents in their 30s and 40s, who are sensitive to elementary school accessibility, increases, ‘Haksegwon’ and ‘Chopuma’ are regarded as important location factors comparable to ‘station proximity.’
Another reason for preferring school zone complexes is the excellent residential environment. According to the Enforcement Decree of the School Health Act, harmful or undesirable facilities cannot be established near schools. As a relatively pleasant and safe residential environment is created, many buyers prefer ‘Haksegwon’ complexes.
Mr. Lee (41), a resident of Tangjeong-myeon, Asan-si, said, “Since I have a child, I was very interested in whether a new elementary school would be established when The Sharp Tangjeong Infinity City was being sold. I heard the confirmation news, and prices seem to have risen a lot since then. With the elementary school establishment confirmed, competition for the Phase 2 complex will likely intensify, but I plan to try applying.”
Meanwhile, ‘The Sharp Tangjeong Infinity City Phase 2’ is located close to the sites for Tangjeong 8 Elementary School (tentative name) and a middle school, allowing for walking commutes. A pedestrian bridge connecting directly to the Tangjeong Residential District on the south side of the urban development zone is also planned, providing easy access to the academy district and various convenience facilities around Tangjeong Station.
‘The Sharp Tangjeong Infinity City Phase 2’ is located in Block 3 of the Asan Tangjeong District urban development zone and will be constructed with 9 buildings ranging from 2 basement floors to a maximum of 35 floors above ground, totaling 1,214 households. The unit types include ▲70㎡A 560 units ▲70㎡B 154 units ▲70㎡C 60 units ▲84㎡A 188 units ▲84㎡B 126 units ▲84㎡C 126 units, consisting of small to medium-sized units.
In addition to educational infrastructure, the proximity to Tangjeong Station on Subway Line 1 makes commuting convenient. The nearby Cheonan-Asan Station offers KTX and SRT high-speed trains, enabling rapid travel nationwide. Furthermore, the adjacent Isunsin-daero and Dangjin-Cheongju Expressway (Asan-Cheonan section opening in September 2023) enhance road traffic convenience. With Asan City included in the GTX-C extension plan announced in January this year, future value is also expected.
As a residential complex branded by POSCO E&C, it is expected to have high product completeness. The site coverage ratio is 12.85%, and with wide spacing between buildings and various landscaping spaces, it will provide a pleasant environment. The internal design features a south-facing 4Bay slab-type cross-ventilation structure to maximize lighting and ventilation. Additionally, ample parking space of 1.32 spaces per household (1,603 spaces for apartments) will minimize parking issues for residents.
