Namyangju Hwado 'Believe Centhi' Attracts Attention with GTX-B Construction Boost

Shinsegae Construction's ‘Villiv Centhigh’ in Hwado, Namyangju is attracting attention from buyers due to the positive news of the GTX-B line construction. Villiv Centhigh will be developed with 250 households ranging from 84 to 98㎡ in exclusive area, reaching up to 29 floors. The complex is located within walking distance of Ma-seok Station on the GTX-B line and is expected to benefit from the opening of the Seoul Metropolitan Area 2nd Ring Expressway sections from Pocheon to Namyangju·Hwado and from Namyangju·Hwado to Joan.

The GTX-B line, which has captured buyers' attention, held its groundbreaking ceremony on March 7 at the Songdo Convensia in Incheon, marking the start of the 82.8 km B line from Incheon National University Station to Ma-seok Station in Namyangju, accelerating the project.


At the event, President Yoon Suk-yeol expressed high expectations, stating, “We will meticulously monitor the progress until the GTX-B line is opened and ready for actual use, so that we can present it to the public.”


Following this, Joo Gwang-deok, Mayor of Namyangju City, where four stations including Ma-seok Station will be located, said, “The GTX-B line officially opens the era of metropolitan express rail in Namyangju City, and I am pleased to confidently announce this beginning to our citizens,” adding, “We will do our best to ensure the project proceeds smoothly until its opening.”


As a result, the real estate market in northern Gyeonggi areas such as Namyangju and Guri, which had been undervalued due to relatively poor transportation infrastructure, is changing its atmosphere thanks to the opening of the large-scale GTX-B transportation network.


Moreover, there is even greater anticipation due to the news of the opening of the Seoul Metropolitan Area 2nd Ring Expressway, which circulates around the outskirts of the metropolitan area, in addition to the GTX-B line.


In February, the section of the Seoul Metropolitan Area 2nd Ring Expressway from Joan to Hwado to Pocheon was opened, connecting the previously disconnected Hwado to Yangpyeong section and extending from Namyangju to Pocheon, which is expected to steadily improve the transportation environment to the southern metropolitan area.


A real estate market expert said, “The southern Han River area, where transportation networks developed earlier, experienced significant house price fluctuations during the last rise due to convenient transportation, but the northern Han River area was undervalued during the same period,” adding, “With the opening of convenient transportation networks, the northern Gyeonggi area is expected to follow this trend.”


Meanwhile, Villiv Centhigh not only benefits from these two major developments but also boasts a location with the richest infrastructure in the area. Nearby are Lotte Mart, Ma-seok 5-day Market, hospitals, and cinemas. It also offers access to the prestigious school district with ‘Simseok Elementary School,’ the only private elementary school in northern Gyeonggi among the three in the province, as well as Simseok Middle and Simseok High Schools.


Additionally, as a residential-commercial complex, the first to third floors will feature diverse and convenient commercial facilities to create a one-stop living complex, while the fourth floor will house community facilities for residents such as a fitness center, indoor golf practice range, senior citizens’ center, family library, lawn yard, and waterway.


The apartments will be located from the fifth to the 29th floors. Due to the characteristics of the residential-commercial complex, the floor height of the fifth floor in Villiv Centhigh is similar to that of the 10th floor in a typical apartment. Furthermore, since commercial facilities occupy the lower floors, the lowest residential floor is conceptually located at the height of a 10th floor in a general apartment, offering excellent views.
