Apartments featuring specialized layouts such as 'penthouses' continue to enjoy steady popularity in the subscription market. Ahead of the first-priority subscription scheduled for the 27th (Tuesday), the model house of 'Hillstate Dujeong Station' attracted a large crowd, demonstrating strong interest in penthouses.
Despite penthouse complexes being priced higher than regular apartments, their rarity creates high premiums in the resale market.
Penthouse types are recognized as luxury residential spaces and are scarce in quantity, making them particularly valuable in the real estate market. Despite high sale prices, many buyers hope to win subscriptions, and premiums tend to be higher than those of regular apartments.
Unlike typical top-floor apartments, penthouses are mainly composed of large units and often feature specialized designs such as decks and duplex layouts. Since penthouses are usually located on high floors or the top floor, they offer expansive views and spacious floor plans, but their limited supply also makes them highly rare.
In fact, penthouse types face fierce competition in the subscription market. In October last year, the penthouses of the 'Gangwon Ocean City I-Park' apartment in Gangneung, Gangwon Province, with exclusive areas of 100㎡P type and 142㎡P type, recorded competition rates of 59:1 and 42:1 respectively, ranking first and second in subscription competition rates by housing type. Additionally, in June last year, the 'Hillstate Xi Asan Centum' in Asan, Chungnam Province, saw its penthouse (exclusive 114㎡) type achieve the highest competition rate of 414:1.
Industry experts say, “Penthouses symbolize wealth as they offer spacious areas, various specialized designs, and are usually located on high floors, attracting significant interest from high-income buyers in the area,” adding, “Due to limited supply compared to demand, premiums tend to be high.”
Meanwhile, 'Hillstate Dujeong Station' by Hyundai Construction, located in Cheonan, Chungnam Province, is capturing buyers' attention by offering the first-ever top-floor duplex penthouse type in Dujeong-dong. The complex opened its model house on the 23rd and officially began its sales schedule, drawing many visitors and considerable interest.
Hillstate Dujeong Station is being developed in Dujeong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do, consisting of 11 buildings from 2 basement floors to 29 above-ground floors, with a total of 997 units ranging from 84㎡ to 170㎡ in exclusive area. While focusing on the highly preferred 84㎡ units, 30 large penthouse units ranging from 148㎡ to 170㎡ are introduced for the first time in the Dujeong-dong area as top-floor duplex penthouses, expected to be highly favored by buyers seeking wider and differentiated spaces and a high-end lifestyle.
In addition to a guest house, Hillstate Dujeong Station offers a variety of community facilities for approximately 1,000 households. These include a golf practice range, putting green, H With Pet, H Eye Forest, Hills Lounge, male/female saunas, fitness center, GX room, male/female study rooms, book cafe, stretching room, and studio.
Several landscaping spaces enhancing comfort are also applied. These include a forest caf? (tea house) with a resort-style playground concept for families, a waterside playground, a specialized central plaza, and landscaping designs featuring various large trees and seasonal plants.
Besides excellent product features, the complex is also gaining attention as a beneficiary of the recently announced GTX-C line extension. The existing GTX-C line connecting Yangju to Suwon will be extended northward to Dongducheon (9.6 km) and southward through Hwaseong, Osan, Pyeongtaek, Cheonan, reaching Asan (59.9 km). It has also been reported that six local governments including Cheonan, Asan, Hwaseong, Osan, Pyeongtaek, and Dongducheon have jointly started feasibility verification for the GTX-C extension line.
Moreover, the transportation network and living convenience infrastructure are solidly established. Through Dujeong Station on Line 1, residents can easily access metropolitan areas such as Asan, Pyeongtaek, and Suwon. In addition to shopping facilities like E-Mart and Shinsegae Department Store, prestigious educational institutions such as Hope Elementary School, which offers safe commuting, nearby Bukil High School (autonomous private high school), Bukil Girls' High School, and Dankook University are adjacent, providing abundant educational facilities highly valued by parents.
Meanwhile, the low entry barrier for subscription draws attention. Located in the non-regulated area of Cheonan, this complex allows first-priority subscription for those aged 19 or older who have held a subscription savings account for at least six months and reside in Chungcheongnam-do, Sejong Special Self-Governing City, or Daejeon Metropolitan City, including Cheonan and Asan, regardless of home ownership or household head/member status. Among the total units, the 84㎡ type is supplied with 40% by point system and 60% by lottery, while the 102㎡ to 170㎡ types are supplied 100% by lottery, opening winning opportunities for young buyers and newlyweds with low subscription points. Additionally, there are no resale restrictions, allowing resale immediately after contract.
The sales schedule is as follows: special supply on the 26th (Monday), first-priority subscription on the 27th (Tuesday), second-priority subscription on the 28th (Wednesday), and winners announced on March 6th (Wednesday).
'Hillstate Dujeong Station' is operating a model house, with move-in scheduled for March 2025.
