원본보기 아이콘Yangcheon-gu (District Mayor Lee Gi-jae) announced that starting in March, it will implement a "Visiting Urban Renewal Project Consulting" service to enhance the expertise of urban renewal project entities and support the swift and smooth progress of projects.
The "Visiting Urban Renewal Project Consulting" is a program where experts in various fields directly visit areas that are promoting or preparing for urban renewal projects such as redevelopment and reconstruction, providing one-stop services from consulting to customized education and conflict mediation.
Based on the survey results from last year's Urban Renewal Project Knowledge Forum, the largest nationwide event hosted by local governments, the district actively reflected the most requested opinion from participants?“support from expert advisory committee (40.3%)”?into this new program.
Through this, the district aims to minimize trial and error in target areas that have initial momentum but lack professional knowledge on renewal methods and procedures, and to maximize project feasibility by establishing highly viable development directions.
The consulting targets include areas where project promotion is delayed due to lack of expertise or poor project feasibility, or where difficulties arise from low resident consent rates and conflicts among residents. Currently, Yangcheon-gu is promoting a total of 63 renewal projects, and the number of consulting target sites is expected to increase when including those preparing or wishing to start projects.
In particular, the district plans to focus consulting efforts not only on the reconstruction of Mokdong Apartments, which is now on a full track, but also on low-rise residential dense areas such as Mok 2 and 3-dong, Sinjeong 4-dong, and Sinwol 1 and 3-dong to drive balanced regional development.
The main consulting areas include ▲reviewing the possibility of designating renewal zones ▲comparison and analysis by project method ▲feasibility analysis through floor area ratio, urban planning, and location review ▲customized education by project stage ▲conflict mediation, among others.
The "Yangcheon-gu Urban Development Promotion Team," a public-private communication channel in the renewal project field, along with the "Urban Renewal Project Expert Advisory Group" composed of appraisers, Korea Real Estate Board members, lawyers, and accountants, will begin visiting sites next month to conduct consulting through resident briefings, meetings, and customized education.
The consulting service will operate year-round, and those wishing to receive advice can apply by phone or email to the Yangcheon-gu Urban Development Promotion Team. In addition to applications, the district will continue to conduct interviews with project entities to directly identify consulting target sites.
Meanwhile, last year the district successfully conducted the regular education program "Urban Renewal Project Knowledge Forum," which attracted over 2,200 participants with highly focused lectures. This program will continue this year, selecting top instructors in each field to cover key issues such as revised laws and major policies in the urban renewal project sector, divided into the first half (May) and second half (October) sessions.
