As issues related to climate change such as fine dust, heatwaves, and floods become more pronounced, the importance of residential comfort has been increasingly emphasized in the housing market over the past few years.
According to the '2025 Future Housing Trends' report released by the Korea Housing Industry Research Institute, the top priority condition considered by actual homebuyers when purchasing a house was 'comfort,' accounting for 33%, followed by traditional residential preference factors such as transportation convenience (24%), living convenience facilities (19%), and educational environment (11%).
Amid this trend, Jeil Construction Co., Ltd. plans to launch 'Cheomdan Jeil Punggyeongchae Park One' in the Cheomdan district living area of Gwangju Metropolitan City in February. This complex will be developed on a large scale in Sanwol-dong, Gwangsan-gu, consisting of 10 buildings ranging from 2 basement floors to a maximum of 24 floors above ground, with a total of 948 households.
Built through the Bongsan Park Private Park Special Project, Cheomdan Jeil Punggyeongchae Park One offers abundant green space premiums. The size of the accompanying Bongsan Park reaches approximately 180,000㎡, and while the apartment site area in private park special projects is generally allowed up to 30% of the total project area, this complex has an apartment site area of about 22.6%, providing a more comfortable natural environment.
Moreover, private park special project complexes supplied in Gwangju last year, such as Wi Park Mareuk Park and Wi Park The Central, achieved good results despite the nationwide recession, raising expectations that Cheomdan Jeil Punggyeongchae Park One will also perform well.
It also boasts excellent living infrastructure. Numerous schools such as Wolbong Elementary, Bongsan Elementary, Wolbong Middle, Bongsan Middle, and Cheomdan Middle and High Schools are located nearby, and the academy districts in Wolgye-dong and Suwan-dong are conveniently accessible. Additionally, Sanwol IC is right in front, making travel via Honam Expressway convenient, and a new road connecting Sangmu District and Cheomdan District is scheduled to open in 2026. Furthermore, commuting to industrial complexes in Gwangju and nearby areas, including the Cheomdan National Industrial Complex, Hanam, and Jingok General Industrial Complexes, is easy, enhancing its value as a residential area close to workplaces.
Cheomdan Jeil Punggyeongchae Park One is designed with all units facing south, featuring practical interior layouts such as 4Bay, powder rooms, pantries, dressing rooms, and alpha rooms depending on the type. It also provides ample parking space of about 1.6 cars per household, including electric vehicle charging stations. As a large-scale complex, various community facilities such as a sky community, multipurpose indoor gymnasium, and fitness center will be established, offering high residential satisfaction to residents.
The model house for Cheomdan Jeil Punggyeongchae Park One is scheduled to open in February in Mareuk-dong, Seo-gu, Gwangju Metropolitan City.
