The polarization phenomenon in the housing market is intensifying even within the metropolitan area. Amid this, complexes boasting excellent ‘location’ continue to attract high demand and achieve successful sales.
The reason for this polarization lies in location differences. Areas with good accessibility to Seoul or favorable proximity between residence and workplace can easily defend prices even in a downturn and quickly experience an upward trend during recovery phases. Additionally, recently, factors such as transportation, jobs, school districts, convenience of living, and natural environment have been identified as key elements determining location, leading more people to focus on complexes supplied in areas with a combination of these location factors.
‘Dongtan Lake Park Nature & e-Pyeonhansesang,’ which attracted the highest number of applicants last year (136,695 people), is scheduled to be supplied near the semiconductor cluster in Yongin, Gyeonggi Province. It boasts proximity between residence and workplace and also features a ‘school district’ with easy walking access to Isul Elementary School, Seoyeon Elementary School, and Seoyeon High School.
‘Yeongdeungpo Xi Dignity,’ the first complex to be supplied in Seoul last year, is located in an ultra-station area adjacent to Yangpyeong Station on Line 5. It is recognized as a complex with top-tier location, featuring large marts, department stores, the Anyangcheon riverside park, and a school district. This complex recorded a remarkable 198.76 to 1 ratio in the first-priority subscription due to its locational advantages.
An industry insider said, “Locations equipped with infrastructure preferred by demanders not only make residential life convenient but also have high scarcity, attracting strong demand. Areas with excellent location maintain an upward trend even during market adjustment phases and can expect rapid value increases during recovery phases.”
Meanwhile, GS Construction is drawing attention by newly supplying ‘Yeongtong Xi Central Park’ in Yeongtong-dong, Yeongtong-gu, Suwon, in February.
The model house, opening on the 15th, is surrounded by more than 10 schools within a 1 km radius, including Yeongtong Elementary School, Yeongtong Middle School, Yeongil Middle School, and Yeongdeok High School. Moreover, Suwon City Yeongtong Library and Yeongtong Academy District, a representative educational hub of Suwon, are also within walking distance.
Additionally, it is adjacent to Yeongtong Central Park, which is about 19 times the size of a soccer field (137,062㎡), and close to Yeongheung Forest Park, opened in October 2022, which is about 70 times the size of a soccer field (501,937㎡), allowing residents to enjoy a pleasant and healthy lifestyle.
Transportation is also well established. Yeongtong Station on the Suin-Bundang Line is within a 5-minute walk, and the Yongin-Seoul Expressway and Gyeongbu Expressway are nearby. Large marts such as Homeplus (Suwon Yeongtong branch) and Lotte Mart (Yeongtong branch) are accessible on foot, and the Suwon Sports and Culture Center, where various sports and hobbies like swimming and golf can be enjoyed, is close by. It is also easy to use the large commercial areas and convenience facilities around Yeongtong Station.
Yeongtong Xi Central Park consists of 7 buildings with 2 basement floors and up to 29 floors above ground, totaling 580 households, all composed of the highly preferred exclusive area of 84㎡. By type, there are △84㎡A with 291 households, △84㎡B with 103 households, △84㎡C with 107 households, and △84㎡D with 79 households.
Unlike redevelopment projects where union members secure advantageous buildings and units, since all households are general sale units, the chances of winning royal buildings and royal floors are high.
The subscription schedule starts with special supply on Monday, February 19, followed by first-priority subscriptions (applicable/other areas) on Tuesday, February 20, and second-priority subscriptions on Wednesday, February 21. Winners will be announced on Tuesday, February 27, and the official contract period for winners will be held over three days from Monday, March 11 to Wednesday, March 13.
The down payment is 10% of the sale price, split into 5% at contract signing and 5% within one month after the contract. Balcony expansion is provided as a basic option.
Suwon City, a non-regulated area, allows first-priority subscription for residents aged 19 or older living in the metropolitan area (Seoul, Gyeonggi, Incheon) who have held a subscription savings account for at least 12 months and meet the deposit requirements by region and area, regardless of the number of houses owned or household head status. The selection of winners is 40% by point system and 60% by lottery.
The floor plan is designed as a 4-bay slab-type structure (except for some types). Types B and D feature balconies on three sides. The ceiling height is raised to 2.4m (2.5m with tray ceiling) to maximize lighting and openness, and the latest specialized designs such as walk-in entrance, large dressing rooms, and pantries will be incorporated.
Also, with a south-facing layout, the complex will be designed to highlight the exterior considering the surrounding scenery and location characteristics. To create a pleasant complex, landscaping area will be secured up to about 10,000㎡, and facilities such as Elysian Garden and Xi Fun Ground (children’s playground) will be provided.
The community facility, Club Xi-an, proudly offered by GS Construction, will include a fitness center, golf practice range, dry sauna, single-person reading rooms, open study rooms, and a small library (Kyobo Bookstore curation service).
The model house will be located near the ‘Yeongtong Xi Central Park’ site, and move-in is scheduled for March 2027.
