Located near Line 6, the Gyeongui-Jungang Line, Airport Railroad Digital Media City Station, and Bulgwangcheon Stream, Bukgajwa 6 District will be reborn as a large apartment complex with 1,984 households.

On the 8th, the Seoul Metropolitan Government announced that it had approved the amendment of the 'Bukgajwa 6 Housing Reconstruction Maintenance District and Maintenance Plan Change and Landscape Review' at the Urban Planning Committee meeting held the previous day.


The Bukgajwa 6 Housing Reconstruction Maintenance District covers the area of 372-1, Bukgajwa-dong, Seodaemun-gu, Seoul, with a site area of 104,656㎡. Through this review, it will be reborn as 23 buildings with 1,984 households. The existing maintenance plan only included roads and parks, but the land use plan was changed to include public open spaces, public cultural and sports facilities, parking lots, and rental housing, resulting in relaxed floor area ratio, height, and number of floors compared to the previous plan.


Among the total 1,984 households, 251 are rental housing units. The planned number of households by area is 656 units under 60㎡, 919 units between 60 and 85㎡, and 409 units over 85㎡, which will be finalized at the Architectural Committee review. The building height was also changed from under 75m (up to 24 floors) to under 105m, allowing construction up to 34 floors.

This maintenance plan takes advantage of the location characteristics along Bulgwangcheon Stream by installing a cultural park and an underground parking lot beneath the park. A cultural space will be established as a specialized street hub facility to be used as an urban cultural activity place where people from surrounding residential complexes can come and go.


An underground parking lot with 180 spaces will be installed beneath the cultural park. This is to replace the on-street parking lot along Bulgwangcheon Road that will disappear due to this maintenance project and to provide parking convenience for users of Bulgwangcheon and the park. A public pedestrian passage will be created within the complex to improve commuting convenience to Bukgajwa Elementary School and access to Bulgwangcheon.


Han Byung-yong, Director of the Seoul Housing Policy Office, said, "With this decision to change the maintenance plan, we expect to gain momentum in promoting the long-stalled Bukgajwa 6 Housing Reconstruction Maintenance Project," adding, "We will spare no administrative support to ensure stable housing supply in the future."

An apartment complex with 999 households will be built in the area of 39-3, Singil-dong, adjacent to Singil Station on Lines 1 and 5.


The Urban Planning Committee also approved the designation of the maintenance district and the maintenance plan for the Singil Station Area Long-term Lease Housing Urban Maintenance-type Redevelopment Project with amendments.


The Singil Station Area Long-term Lease Housing Redevelopment Project covers a site of 24,834.2㎡ and plans to build eight apartment buildings ranging from four basement levels to a maximum of 45 floors above ground, totaling 999 households. Among them, 400 units will be public rental housing, with 341 units supplied as long-term lease housing. The low-rise residential area on the south side, which was excluded from the maintenance district at the time of the decision in June 2018, will be incorporated.


As a result of the review, community support facilities freely accessible to local residents, public pedestrian passages, and public open spaces will be included within the project site. The width of the southern road (Yeongdeungpo-ro 62-gil) in the maintenance district will be expanded to 12 meters. To improve the traffic environment, the eastern road (Yeongdeungpo-ro 60-gil) will be planned as a designated urban planning road with a width of 8 meters.


The Seoul Metropolitan Government stated, "We expect this to greatly contribute to the stability of housing for ordinary citizens through residential environment improvement that reflects the characteristics of the Singil Station area and the supply of high-quality long-term lease housing."
