The average monthly rent for one-room apartments (exclusive area of 33㎡ or less) with a deposit of 10 million KRW near major university areas in Seoul has increased by 11.6% over the past year. The area with the highest rent increase was around Hanyang University, while the most expensive area was near Ewha Womans University.

원본보기 아이콘On the 7th, Station3, the operator of the real estate information platform Dabang, analyzed the average monthly rent of one-room apartments registered on Dabang near 10 major universities in Seoul in January ahead of the new semester. The average monthly rent for one-room apartments (exclusive area of 33㎡ or less) with a deposit of 10 million KRW was recorded at 574,000 KRW. This is an 11.6% increase compared to the same month last year (514,000 KRW).
Among university areas, the average monthly rent for one-room apartments near Hanyang University rose the most, increasing by 12.3% from 490,000 KRW in January last year to 550,000 KRW this January. During the same period, the area around Kyung Hee University rose from 565,000 KRW to 620,000 KRW, and the area around Sogang University increased from 595,000 KRW to 650,000 KRW, showing growth rates of 9.7% and 9.3%, respectively. Following these were areas near Korea University (529,000 KRW → 570,000 KRW, 7.7%) and Hankuk University of Foreign Studies (577,000 KRW → 590,000 KRW, 2.3%), which also saw significant increases in average monthly rent.
The university area with the highest average monthly rent for one-room apartments was Ewha Womans University (710,000 KRW), both last year and this year. It was followed by Sogang University, Kyung Hee University, Yonsei University (600,000 KRW), Hankuk University of Foreign Studies, and Korea University.
The average maintenance fee for these one-room apartments in January rose by 19.3% compared to the same month last year. Among the university areas, the area near Hanyang University showed the largest increase in maintenance fees following the rent increase. It jumped 21% from 58,000 KRW in January last year to 70,000 KRW this January. The area around Korea University (59,000 KRW → 70,000 KRW, 19.6%), and the areas around Sungkyunkwan University and Sogang University (each 53,000 KRW → 60,000 KRW, 13.2%), as well as the area near Ewha Womans University (82,000 KRW → 90,000 KRW, 10.3%) also saw average maintenance fee increases exceeding 10%.
In particular, the area around Ewha Womans University had the highest average maintenance fee. On the other hand, the area near Chung-Ang University (85,000 KRW → 80,000 KRW) was the only one where the average maintenance fee for one-room apartments decreased by 6.3%.
