The Maple Ja-i pre-sale, described with the two phrases 'lottery subscription' and 'highest pre-sale price ever,' will begin on the 5th. From the first day of the model house opening, a large number of buyers expecting capital gains flocked, making the site very crowded.

Although only one type, 59㎡A, was on display, a wide range of buyers from newlyweds in their 30s to middle-aged people in their 50s and 60s gathered to participate in the 'lottery subscription.' Visitors were seen analyzing the recruitment announcement documents one by one with their companions.

The strength of Maple Ja-i lies in being a large apartment complex supplied in Banpo and Jamwon, areas with high residential preference, and the expectation of capital gains around 1 billion KRW compared to surrounding sale prices. Among the 162 general sale units, 81 are special supply units, so fierce competition is expected. In particular, the 49㎡A type, with a slab-type layout featuring 3 rooms and 2 bathrooms, has an excellent floor plan and is expected to attract the most subscription applications.

Buyers commonly agree that the application of the pre-sale price ceiling system makes it possible to expect significant capital gains in the future. A couple in their late 30s living in Seocho-gu said, "We are currently living in a semi-jeonse (deposit lease), but we want to live here ourselves and think it has investment value, so we plan to apply for the special supply as first-time homebuyers."

Mr. Lee, a one-home owner living in Jamsil and an office worker, said, "The sale price near Maple Ja-i is about 100 million KRW per pyeong (3.3㎡), but here it is around 67 million KRW, and if I live here for two years, there will be a price difference, so I think it's worth trying. As a one-home owner, there are few subscription types available, so I plan to apply for the 49㎡A type."

Although there is a two-year mandatory residence obligation, buyers seem not to be greatly concerned. Mr. Lee, in his 40s living in Gangnam-gu, said, "Rather, I think the small unit size makes the price accessible, so I want to invest for my children. Since the government has hinted at postponing the residence obligation, I believe there is a definite possibility of postponement."

Buyers also highly evaluated GS Construction's strength in well-equipped community facilities. Various facilities such as the sky lounge 'Club Cloud,' fitness club, golf practice range, swimming pool, and sauna will be included. A man in his 50s living in Songpa-gu said, "There are not many large apartment complexes in Gangnam, but Maple Ja-i is a large complex with well-developed community facilities like a swimming pool, so it attracts my interest. I think the pre-sale price is expensive, but I expect capital gains. I believe polarization will worsen."

Maple Ja-i is a complex subject to the pre-sale price ceiling system, with a pre-sale price of 67.05 million KRW per pyeong (3.3㎡). The pre-sale prices are as follows: 43㎡A from 1.063 billion to 1.205 billion KRW, 43㎡B from 1.133 billion to 1.243 billion KRW, 49㎡A from 1.35 billion to 1.53 billion KRW, 49㎡B from 1.337 billion to 1.517 billion KRW, 49㎡C from 1.444 billion to 1.053 billion KRW, 49㎡D from 1.337 billion to 1.515 billion KRW, 59㎡A at 1.742 billion KRW, and 59㎡B at 1.733 billion KRW.

The reason why Maple Ja-i's capital gains are said to be at least 500 million KRW and up to over 1 billion KRW is based on the nearby 'One Bailey' sale prices. The 59㎡ unit in One Bailey was traded at 2.8 billion KRW on the 8th of last month and at 2.9 billion KRW in October last year. The price per pyeong ranges from 114 million to 120 million KRW.

A Maple Ja-i sales official said, "One Bailey, which recently moved in, is located just to the north and has a similar number of households, so we consider it a comparable target. Although Maple Ja-i does not have a Han River view, we think it will follow prices comparable to One Bailey."

The down payment is 20%, so at least 200 million KRW in cash must be prepared to participate in the subscription. Mr. Seo, in his 30s working in the construction industry, said, "There is a price merit compared to surrounding market prices due to the pre-sale price ceiling system. Although the 20% down payment is a burden, I am willing to accept it. Overall, the pre-sale price is for small units, so I think I can buy."

Maple Ja-i will be built in Jamwon-dong 50-3, Seocho-gu, Seoul, with 29 buildings ranging from 4 basement floors to 35 above-ground floors, totaling 3,307 households. It is a combined reconstruction of Jamwon-dong blocks 8-11 and 17, Nokwon Hanshin Apartments, and Benny House. The general sale units total 162, all small units. The Maple Ja-i subscription starts with special supply on February 5, followed by the first priority general supply on the 6th and 7th, and the second priority on the 8th. The announcement of winners is on the 16th.
