Mr. Lee, a one-home owner living in Jamsil and an office worker, said, "The sale price near Maple Ja-i is about 100 million KRW per pyeong (3.3㎡), but here it is around 67 million KRW, and if I live here for two years, there will be a price difference, so I think it's worth trying. As a one-home owner, there are few subscription types available, so I plan to apply for the 49㎡A type."

A man in his 50s living in Songpa-gu said, "There are not many large apartment complexes in Gangnam, but Maple Ja-i is a large complex with well-developed community facilities like a swimming pool, so it attracts my interest. I think the pre-sale price is expensive, but I expect capital gains. I believe polarization will worsen."

The pre-sale prices are as follows: 43㎡A from 1.063 billion to 1.205 billion KRW, 43㎡B from 1.133 billion to 1.243 billion KRW, 49㎡A from 1.35 billion to 1.53 billion KRW, 49㎡B from 1.337 billion to 1.517 billion KRW, 49㎡C from 1.444 billion to 1.053 billion KRW, 49㎡D from 1.337 billion to 1.515 billion KRW, 59㎡A at 1.742 billion KRW, and 59㎡B at 1.733 billion KRW.
The reason why Maple Ja-i's capital gains are said to be at least 500 million KRW and up to over 1 billion KRW is based on the nearby 'One Bailey' sale prices. The 59㎡ unit in One Bailey was traded at 2.8 billion KRW on the 8th of last month and at 2.9 billion KRW in October last year. The price per pyeong ranges from 114 million to 120 million KRW.
A Maple Ja-i sales official said, "One Bailey, which recently moved in, is located just to the north and has a similar number of households, so we consider it a comparable target. Although Maple Ja-i does not have a Han River view, we think it will follow prices comparable to One Bailey."
The down payment is 20%, so at least 200 million KRW in cash must be prepared to participate in the subscription. Mr. Seo, in his 30s working in the construction industry, said, "There is a price merit compared to surrounding market prices due to the pre-sale price ceiling system. Although the 20% down payment is a burden, I am willing to accept it. Overall, the pre-sale price is for small units, so I think I can buy."
Maple Ja-i will be built in Jamwon-dong 50-3, Seocho-gu, Seoul, with 29 buildings ranging from 4 basement floors to 35 above-ground floors, totaling 3,307 households. It is a combined reconstruction of Jamwon-dong blocks 8-11 and 17, Nokwon Hanshin Apartments, and Benny House. The general sale units total 162, all small units. The number of units is △43㎡A 38 units △43㎡B 11 units △49㎡A 53 units △49㎡B 27 units △49㎡C 12 units △49㎡D 15 units △59㎡A 2 units △59㎡B 4 units.
The Maple Ja-i subscription starts with special supply on February 5, followed by the first priority general supply on the 6th and 7th, and the second priority on the 8th. The announcement of winners is on the 16th.
