Posco E&C Launches General Sales for 'The Sharp Gwangyang Lake Centum'

A total of 925 households... 9 million KRW per 3.3㎡
Expected to serve as a residential area behind POSCO Group
Second round of sales, timing adjusted according to market conditions

POSCO E&C has launched the general sale of 'The Sharp Gwangyang Lake Centum' in Gwangyang, Jeollanam-do.

The Sharp Gwangyang Lake Centum is being developed with 9 buildings ranging from 3 basement floors to a maximum of 29 floors above ground, with a total of 925 households and exclusive areas ranging from 84 to 159㎡. Among them, 717 households (713 households with 84㎡ exclusive area and 4 households with 134~159㎡ exclusive area) were prioritized for sale. The sale price starts from the 9 million KRW range per 3.3㎡. The complex name combines POSCO E&C's apartment brand 'The Sharp' with 'Lake,' meaning a lake, and 'Centum,' indicating its location at the center of Gwangyang.


The residential environment is pleasant. It offers views of Gayasan Mountain and access to Madong Ecological Park and Madong Reservoir. Transportation conditions are excellent, with easy access to downtown and outskirts of Gwangyang via Jungma-ro and Jungma Jungang-ro, and quick routes to Gwangyang Steelworks and industrial complexes through Donggwangyang IC and Yi Sun-sin Bridge. Living infrastructure includes proximity to major shopping centers, government offices, and the Gwangyang Community Center within walking distance. Schools such as Korea Creative Arts High School, which is accessible by walking, as well as elementary, middle, and high schools, are nearby.


The complex's community facilities include fitness centers, indoor golf practice ranges (with screens at all stations), and table tennis rooms, along with a book cafe and kids' playroom. A guest house will also be created for family gatherings or parties. Additionally, smart home services (IQ Tech) allow remote control of lighting, heating, gas shutoff, and ventilation, and parking lots will have additional charging outlets for electric vehicles with billing functions.


The complex is also expected to serve as a residential area supporting the POSCO Group. Gwangyang City hosts POSCO Gwangyang Steelworks, Gwangyang Port, Gwangyang National Industrial Complex, Myeongin Industrial Complex, and Yulchon Industrial Complex. Recently, with the easing of restrictions on business types at the Donghoan site in Gwangyang, POSCO Group plans to invest 4.4 trillion KRW over the next 10 years in secondary battery materials and hydrogen production lines. According to the plan, POSCO expects an annual production inducement effect of 3.6 trillion KRW and employment inducement of about 9,000 jobs per year.


Kwon Il, head of the Real Estate Info Research Team, said, "With trillion-won scale large investments planned in Gwangyang, the real estate market is also experiencing a positive trend because when industrial complex workers convert into housing demand, the value of nearby real estate rises significantly," adding, "The Sharp Gwangyang Lake Centum boasts excellent product quality and future value in investment and development."


Meanwhile, POSCO E&C stated that the timing of the second phase of sales will be decided based on market conditions. Move-in is scheduled for January 2027.
