As soaring sale prices and loan interest rates raise the threshold for homeownership, apartments offering financial benefits such as fixed contract deposits and interest-free interim payments are attracting the attention of buyers in the sales market.
The most representative financial benefit is interest-free interim payments. By paying only the initial contract deposit, the project developer bears the interest on the interim payments, which typically amount to 60%. Therefore, the contract holder is free from the burden of rising interest rates and can reduce financial pressure until move-in by only having the contract deposit. Additionally, options such as a fixed first contract deposit of 5 million KRW to reduce initial financial burden and deferred interest payment plans that lower monthly interest expenses are also increasing.
In this context, DL Construction is currently selling ‘e-Pyeonhansesang Jemulpo Station Park Maison’ through the Sungui 3 Housing Redevelopment Project in Sungui-dong, Michuhol-gu, Incheon Metropolitan City. The complex applies a fixed first contract deposit of 5 million KRW and full interest-free interim payments to ease buyers’ financial burdens, and it also offers a contract condition assurance system to ensure stability and reliability. The complex will consist of a total of 736 households, with 449 units of exclusive areas 59, 74, and 84 square meters available for general sale.
e-Pyeonhansesang Jemulpo Station Park Maison is located within about 500 meters walking distance from Jemulpo Station on Seoul Metropolitan Subway Line 1, making it a station-area complex. Jemulpo Station is a stop for express trains bound for Seoul, enabling quick access to major downtown areas in Seoul. Additionally, Sungui Station on the Suin-Bundang Line, which connects to major metropolitan areas, is nearby, and the Incheon Bus Terminal is also close.
Benefits from the GTX lines are also expected. According to the Ministry of Land, Infrastructure and Transport, the GTX-B line is scheduled for early construction in the first half of 2024, and once completed, it will take about 27 minutes to travel from Songdo, Incheon to Seoul Station.
Moreover, on January 25, the Ministry officially announced the GTX-D Y-shaped line connecting Incheon Geomdan?Gyeyang and Incheon Airport?Cheongna?Gajeong to Seoul Gangnam (Samseong), as well as the GTX-E line passing through Incheon Airport?Cheongna?Daejang?Namyangju, further improving accessibility to Seoul. In particular, once GTX-D opens, commuting from Geomdan and Cheongna to Samseong is expected to take about 30 minutes, and from Yeongjong to Samseong about 40 minutes. This reduces the existing commute time of approximately 2 hours by about 1 hour and 30 minutes.
Road traffic is also convenient. The Gyeongin-ro to the north of the complex and Incheon-daero to the south facilitate easy local travel, and access to the Gyeongin Expressway via Dohwa IC and Munhak IC, as well as the Seoul Metropolitan Area 2nd Ring Expressway, makes travel to Seoul and Gyeonggi areas easy.
Another advantage is the proximity of numerous elementary, middle, and high schools next to the complex. Nearby schools include Yongjeong Elementary, Sungui Elementary, Dohwa Elementary, Incheon Nam Middle, Seonin Middle, Seonhwa Girls’ Middle, Inhwa Girls’ Middle, Seonin High, Inhwa Girls’ High, Incheon Firefighting High, Incheon Business High, and Incheon Jaeneung High, with Jemulpo Library also adjacent. Furthermore, the academy district near Inha University Station is about an 8-minute drive away, and universities such as Inha University, Incheon National University, Cheongwoon University, and Jaeneung University are also nearby.
