Large-scale brand complexes built by major construction companies enjoy high trust in location and product quality, often becoming regional landmarks and leading market prices, thus maintaining steady popularity in the sales market.


According to Korea Real Estate Board's Apply Home, ‘Dongtan Lake Park Nature & e-Pyeonhansesang,’ a complex with a total of 1,227 units sold in Hwaseong City, Gyeonggi Province in October last year, recorded an average competition rate of 240.15 to 1, setting the highest number of first-priority applications last year. Similarly, ‘Raemian La Grande,’ sold in Dongdaemun-gu, Seoul the same year, boasted a mammoth scale of 3,069 units, attracting about 37,000 applicants for 468 general supply units, closing first-priority applications for all unit types with an average competition rate of 79.11 to 1.


Brand complexes are popular not only in the sales market but also in the resale market. According to data from Real Estate R114, the average sale price per 3.3㎡ of apartments nationwide (including reconstruction) rose from 14.47 million KRW in 2018 to 20.84 million KRW in 2023, an increase of 6.37 million KRW over the past five years.


Looking at the scale of complexes, large complexes with over 1,500 units recorded the highest increase, rising by an average of 7.63 million KRW. Complexes with 1,000 to 1,499 units followed with an increase of 6.29 million KRW, while complexes with fewer than 300 units rose by only 5.53 million KRW. The larger the complex, the greater the increase in housing prices.


Amid this, GS Construction’s ‘Maple Xi’ is drawing attention. It is a large-scale complex boasting over 3,000 units, reconstructing Sinbanpo 4 District by integrating Sinbanpo 8, 9, 10, 11, and 17 apartments, Nokwon Hanshin Apartment, and Benny House.


Maple Xi consists of 29 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, totaling 3,307 units. Among these, 162 units with exclusive areas of 43 to 59㎡ will be offered for general sale. Located in Seocho-gu, it will complete an 8,000-unit Xi brand town together with Banpo Xi, Sinbanpo Xi, and Banpo Central Xi.


Maple Xi boasts abundant living infrastructure including transportation, education, convenience, and nature. The complex is directly connected to Jamwon Station on Seoul Subway Line 3 and is adjacent to Banpo Station on Line 7, making it a prime station-area complex. It is also close to Express Bus Terminal Station, served by Lines 3, 7, and 9, and offers easy access to intercity travel via Seoul Express Bus Terminal. Transportation to and from downtown is convenient via Olympic-daero, Hannam Bridge, and Banpo IC on the Gyeongbu Expressway.


Nearby are prestigious elementary, middle, and high schools such as Wonchon Elementary, Wonchon Middle, Gyeongwon Middle, Sindong Middle, Banpo High, and Sehwa Girls’ High, as well as private elementary school Gyesung Elementary, Seocho-gu Banpo Library, National Library of Korea, and Banpo Academy District.


Department stores and large marts such as Shinsegae Department Store and NewCore Outlet, as well as commercial districts centered around Express Bus Terminal, Sinsa, and Nonhyeon Stations, and Catholic University Seoul St. Mary’s Hospital are all within walking distance. Additionally, Hangang Park is accessible on foot, with Sindong Neighborhood Park’s walking trail located in front of the complex, and Seoripul and Montmartre Park walking trails nearby.


Maple Xi also stands out for its carefully designed landscaping and planting within the complex. Various specialized landscaping facilities such as gardens blending trees and rest areas, themed playgrounds, and exercise spaces will be created.


The high-end community center ‘CLUB XIAN’ within the complex will include a sky lounge called CLUB CLOUD, banquet halls, guest houses, golf practice ranges, fitness clubs, swimming pools, saunas, and indoor gyms, offering a variety of community facilities for residents’ convenience.
