Jeil Construction Co., Ltd. has announced the launch of another landmark brand complex in Geomdan New Town, Incheon, called ‘Geomdan New Town Jeil Punggyeongchae Phase 3,’ generating significant buzz. As a luxury brand that has built trust among buyers over time, this new offering is attracting considerable attention.
According to data from the Korea Real Estate Board’s subscription website, the ‘Jeil Punggyeongchae Geomdan Phase 1’ launched in 2021 attracted a staggering 31,374 first-priority applicants, closing all unit types with an average competition rate of 43.39 to 1. Following that, the ‘Jeil Punggyeongchae Geomdan Phase 2’ launched in 2022 drew 27,916 applicants, with an average competition rate of 30.31 to 1. Including the number of applicants for the ‘Jeil Punggyeongchae Geomdan Phase 4’ launched last year, more than 60,000 subscription applications have been submitted for just these three complexes developed by Jeil Construction Co., Ltd. in Geomdan New Town, Incheon.
The reason buyers prefer the ‘Jeil Punggyeongchae’ brand is clear. It secures the most prime locations in the area and offers differentiated product qualities befitting the brand, allowing residents to enjoy high residential satisfaction after moving in as well as potential capital gains.
A real estate expert stated, “The luxury housing brand ‘Jeil Punggyeongchae’ introduced by Jeil Construction Co., Ltd. has become a landmark nationwide, earning buyers’ trust. In Geomdan New Town, Incheon, it has received a strong response with over 60,000 applicants across three complexes. Especially, the excellent reputation of the previously launched complexes has created a very heated atmosphere for this third phase, and it is expected to achieve good sales results.”
‘Jeil Punggyeongchae Geomdan Phase 3,’ which is accepting special supply subscription applications today, consists of 8 buildings ranging from 2 basement floors to 29 floors above ground, with exclusive areas of 84 and 115 square meters, totaling 610 units. This complex previously recorded a high competition rate of 81 to 1 in the general supply (first priority) pre-subscription held in 2022.
This month, excluding the pre-subscription units, the main subscription for 393 units will be conducted. The subscription schedule starts with special supply on January 22, followed by first priority on the 23rd and second priority on the 24th. Winners will be announced on the 30th, and official contracts will be signed over four days from February 14 to 17.
Anyone aged 19 or older residing in the metropolitan area who has held a subscription account for at least 12 months and meets the deposit requirements by region and area can apply regardless of re-winning status or home ownership. The lottery system ratio is high (60% for 84㎡ units, 100% for 115㎡ units), increasing the chances of winning for applicants with low scores.
The complex boasts excellent product qualities befitting the ‘Jeil Punggyeongchae’ brand. It secures approximately 1.6 parking spaces per household and places all apartment parking underground to create a safe living environment. On the ground level, healing spaces such as community yards, social yards, and multiple pleasant park playgrounds for children are provided.
The complex is primarily oriented southward with a 4Bay layout (except for some units) to maximize natural light and ventilation. Inside the units, a linear kitchen design facing the living room is applied, along with ample storage spaces such as a large pantry. The payment structure is 10% deposit, 60% interim payment, and 30% balance, with no obligation for actual residence.
The model house is located on Wanjeong-ro, Seo-gu, Incheon, and move-in is scheduled for October 2026.
