As the real estate market in Pohang turns upward, expectations for the pre-sale market are simultaneously rising. In particular, within Pohang city, the demand is growing stronger as ‘Hillstate The Sharp Sangsaeng Park’ is about to be launched in the highly preferred residential area of Nam-gu central living zone.
According to the Korea Real Estate Board’s ‘National Housing Price Trend Survey,’ the apartment sales price index in Pohang city stands at 97.55, showing a continuous rise for four consecutive months from August to November last year after turning upward in August. By region, the upward trend is stronger in Nam-gu than in Buk-gu. As of November 2023, the apartment sales price index in Nam-gu was 98.98, a 0.21% increase from 98.71 in the previous month.
In fact, according to the Ministry of Land, Infrastructure and Transport’s actual transaction data, an 84㎡ unit in ‘Hyoja Poonglim I-One’ located in Hyoja-dong, Nam-gu, Pohang, was traded for 430 million KRW last month, which is 60 million KRW higher than the 370 million KRW price in August last year.
Amid this atmosphere, ‘Hillstate The Sharp Sangsaeng Park,’ scheduled to be introduced in January, is more than enough to capture the attention of buyers. This complex lacks nothing in terms of location, brand, scale, and comfort.
‘Hillstate The Sharp Sangsaeng Park’ will be built as a large complex with a total of 2,667 households across two complexes. Among them, Complex 2, consisting of 1,668 households with units ranging from 84 to 178㎡ across floors from basement level 5 to 35 above ground, is scheduled for priority pre-sale in January.
The biggest feature of ‘Hillstate The Sharp Sangsaeng Park’ is that it is supplied through a private park special project. Complexes supplied under the private park special project are developed together with large-scale parks, boasting high residential comfort and securing green views. Additionally, residents can conveniently use park facilities as if they were community facilities within the complex, making it highly preferred for living.
In fact, ‘Hillstate The Sharp Sangsaeng Park’ is developed on a total area of approximately 940,000㎡, consisting of park facilities (770,000㎡) and non-park facilities (170,000㎡). Especially, Sangsaeng Park connects four spaces segmented by roads and is planned with specialized designs for each space, transforming it into Pohang city’s Central Park and becoming a new landmark representing the region.
Within the park, there will be a Sky Path where visitors can experience the forest touching the sky, an observatory to enjoy POSCO’s nightscape, a Water Plaza, an Art Plaza, and a National Sports Center, making it ideal for leisurely recreational activities.
Besides the park premium, there are many other advantages. The complex allows convenient access to various infrastructures centered around Pohang City Hall. Pohang St. Mary’s Hospital, E-Mart, Lotte Mart, Homeplus, and Idong General Market are nearby, and the commercial area around Huimang-daero and POSCO-daero is well equipped with restaurants, cafes, retail, and cultural facilities.
Moreover, elementary, middle, and high schools such as Daei Elementary, Idong Middle, Idong High, and Pohang Steel High are adjacent, boasting excellent prestigious educational conditions including school districts and academies in Idong.
The complex also enjoys the brand premium of major construction companies. It is a consortium project built jointly by Hyundai Engineering and POSCO E&C, ensuring excellent project stability and expected superior product quality by combining the technology and know-how of each company. Furthermore, it will be the first in Pohang city to offer paid breakfast and lunch services, typically seen only in luxury apartments.
It is also noteworthy that ‘Hillstate The Sharp Sangsaeng Park’ is a large-scale branded apartment supplied in the central living zone of Nam-gu, Pohang. Until now, most supplies in Nam-gu were in peripheral areas such as Ocheon-eup, Guryongpo-eup, and Donghae-myeon, which left buyers somewhat disappointed. Since it has been about eight years since the last major branded supply in the Nam-gu central living zone with ‘Pohang Xi’ in December 2015, significant interest is expected.
A sales official said, “Not only does it have the comfort of a private park special project, but it is also a major branded apartment supplied in the Nam-gu central living zone after a long time, which has attracted high interest from buyers even before the pre-sale,” adding, “We expect it to become a representative complex in Nam-gu that satisfies location, brand, and surrounding environment.”
