A common feature of knowledge industry centers that sell out completely in the pre-sale market is that they benefit from transportation advantages. ‘Indeogwon Station The Live Dehaut,’ which was pre-sold last year in Anyang City, Gyeonggi Province, attracted attention due to its proximity to Indeogwon Station on Subway Line 4, where the GTX-C line is planned, and all units found owners within a short period.

An industry insider said, “Due to the nature of knowledge industry centers, which involve a lot of logistics movement, ‘transportation’ is considered the top priority factor. Locations with significant transportation benefits not only improve work efficiency but also offer high future value, so they deserve close attention.”


Meanwhile, investors’ attention is focused on ‘Hyundai Terra Tower Yeongtong Fastworks,’ a knowledge industry center planned for pre-sale by Hyundai Engineering in Suwon City, Gyeonggi Province. This is because it boasts major transportation benefits even within the metropolitan area.


First, the Indeogwon-Dongtan double-track railway (planned) is being planned and promoted. Mangpo Station, which the Dongtan Tram Line 1 (planned) passing through is targeting for completion by 2027, is located about a 10-minute drive away, so direct benefits are expected.


In addition, the SRT Dongtan Station is scheduled to have the GTX-A (planned) line stop, and the KTX Suwon Station will have the GTX-C (planned) line stop, making Hyundai Terra Tower Yeongtong Fastworks equipped with a well-connected transportation infrastructure.

Moreover, following Samsung Electronics’ announcement of the ‘Semiconductor Mega Cluster’ development in Yongin City, real estate demand has been revitalizing in regions such as Pyeongtaek, Dongtan, and Suwon, where Samsung’s presence has proven locational merit, so ‘Hyundai Terra Tower Yeongtong Fastworks’ is also expected to directly benefit.


As it is introduced under Hyundai Engineering’s knowledge industry center brand ‘Hyundai Terra Tower,’ it also boasts differentiated designs that enhance the work efficiency of tenant companies.


The manufacturing-type knowledge industry center, constructed from basement level 2 to ground level 10, applies a drive-in system that allows cargo vehicles to enter directly from outside the building to the interior. Additionally, a door-to-door system is applied, enabling parking right in front of the office to minimize work flow and loading/unloading time, thereby improving logistics efficiency and convenience. Furthermore, the floor height is raised up to 6.3 meters (in some manufacturing units), which is advantageous for cargo stacking and crane operation, and also provides a spacious open feeling.


Floors 11 to 15 are composed of smart-type units. These emphasize a pleasant work environment and high efficiency, positioning themselves as specialized products for startups with 1-2 people or small-scale companies, attracting considerable attention.
