Seoul City announced on the 28th that at the 8th Architecture Committee held on the 25th, three building plans were approved: ▲Yeokchon Central Market Special Residential-Commercial Complex New Construction Project ▲Sinchon Area (Mapo) District 4-9 Urban Maintenance-Type Redevelopment Project ▲Gasan-dong 60-27 Office Facility New Construction Project within the National Industrial Complex. Through this review, a total of 546 apartment units, including 99 public housing units, are expected to be supplied.


Located in Galhyeon-dong, Eunpyeong-gu, 'Yeokchon Central Market' will be transformed into two residential buildings with a total floor area of 44,597㎡, consisting of 4 basement floors and 22 above-ground floors, housing 260 apartment units (23 public housing units and 237 sale units), along with commercial facilities (5,586㎡) and public office facilities (2,980㎡).


The residential types will include three sizes (exclusive areas of 53, 59, and 74 square meters), including 23 public rental housing units. The plan secures 23 public housing units sized 53 to 74 square meters suitable for 2-3 person households, as well as 237 private sale units of the same sizes, and aims to actively implement social mixing by simultaneously drawing lots for public and sale units when allocating households.


The low-rise floors (basement 1 to ground floor 1) will house commercial and other non-residential facilities, and a publicly accessible open space will be planned at the front of the building to promote street activation accessible to all local residents. Additionally, on the second floor, community facilities such as a small library and public office facilities will be placed for sharing with local residents, supporting the establishment of a vibrant residential community.

The 'Sinchon Area (Mapo) District 4-9 Urban Maintenance-Type Redevelopment Project' near Sinchon Station on Subway Line 2, located at 15 Baekbeom-ro 2-gil, Mapo-gu, will feature urban-style residential housing and residential officetels with 28 floors above ground by 2027. The project is scheduled to receive implementation plan approval in December this year and begin construction in 2024.


With the approval, the project will include two buildings of urban-style residential housing with a total floor area of 50,051㎡, consisting of 6 basement floors and 28 above-ground floors, housing 286 units (76 public housing units and 210 sale units), and one office building with 88 officetel units spanning 6 basement floors to 27 above-ground floors. The project site, located on a side road of Seogang-daero, lies between Sinchon Station on Subway Line 2 and Seogang University Station on the Gyeongui-Jungang Line.


The urban-style residential housing will include two sizes (exclusive areas of 39 and 49 square meters), including 76 public housing units. In particular, 46 units of 39 square meters and 30 units of 49 square meters public housing have been secured to meet the demand of nearby university students, suitable for 1-2 person households.


The low-rise floors (basement 1 to ground floor 1) will be allocated for neighborhood living facilities, and pedestrian paths conforming to the site's level will be created to promote street activation. Additionally, a street-facing rest area accessible to local residents will be established, and on the second floor, a Youth Job Center (Mapo-gu) will be located to serve as an information hub for employment and other opportunities for students and youth from nearby universities.

The 'Gasan-dong 60-27 Office Facility New Construction Project within the National Industrial Complex,' located near Gasan Digital Complex Station on Subway Lines 1 and 7, will feature office and neighborhood living facilities with 21 floors above ground and 6 basement floors following the recent approval.


The project site is located 500 meters from Gasan Digital Complex Station and within a 1-kilometer radius of Anyangcheon Stream and large-scale shopping malls, offering various community facilities.


Han Byung-yong, Director of Seoul City's Housing Policy Office, stated, "We will not only supply sufficient quality housing within Seoul but also actively pursue complete social mixing for a fully integrated community."
