Aegis Asset Management and Aegis Value REIT are collaborating with Samsung Electronics and Samwoo Architects & Engineers (hereinafter Samwoo) to lead changes in the commercial real estate market by integrating future-oriented technologies such as future convergence ICT and artificial intelligence (AI) to build smart green offices.
On the 26th, Aegis Asset Management, Aegis Value REIT, Samsung Electronics, and Samwoo announced that they signed a memorandum of understanding (MOU) at the headquarters of Samwoo Architects & Engineers located in Gangdong-gu, Seoul, to develop a future-oriented spatial platform.
The MOU includes ▲ development and commercialization of a future-oriented spatial platform capable of differentiated smartX green building development and remodeling ▲ leading changes in the spatial business market ▲ active mutual exchange to promote joint benefits.
The future-oriented spatial platform consists of advanced ICT solutions such as a modular space construction system equipped with smartX green architectural technology that enhances user productivity and comfort while pursuing net-zero (tentatively named Multipurpose Skin System, hereinafter MPS), and a device control system for creating a user-centered spatial environment.
The four parties will continuously cooperate to develop and remodel differentiated smartX green offices reflecting future office demand based on smartX green solutions and their expertise.
First, Samwoo will utilize its design know-how for future-oriented spaces, including Naver1784 and Busan EDC, to design and develop prototypes of MPS, the hardware of the future spatial platform, supply commercial products, and advance product sophistication through user data analysis of the platform.
Starting in May, the MPS prototype production will begin, with performance testing completed by July and visual testing by September. The completed prototype will be used as a testbed for undervalued mid-sized office assets ranging from 10,000 to 30,000 pyeong, aiming to stabilize performance through usability and satisfaction analysis of the future spatial platform.
Samsung Electronics will jointly develop the spatial environment technology cartridge embedded in MPS with Samwoo based on innovative technologies such as AI, IoT, and 5G, and reflect user needs for the future spatial platform through the b.IoT solution that integrally manages spatial infrastructure such as air conditioning, lighting, and power, and the IoT platform SmartThings that connects various devices. Samsung will also provide technical support for building a user-centered OS.
Aegis Asset Management will identify the needs of landlords and tenants in the real estate market and apply the future spatial platform to assets planned for operation, thereby promoting the market activation of smartX green spaces.
Additionally, Aegis Value REIT will provide related data and feedback using its office assets to support platform development and continuous improvement. It will also consider applying the platform to office assets currently held or newly acquired by the REIT.
Jung Seok-woo, Head of Real Asset Division at Aegis Asset Management, emphasized, "Through this MOU, we will proactively secure development capabilities related to smartX green buildings and lead the future spatial market. Furthermore, we will continuously strive to develop various models, including user-oriented spatial solutions."
Yoon Jung-kyu, CEO of Aegis Value Plus REIT, stated, "SmartX green architectural technology and platforms will be crucial factors determining the future competitiveness of assets. Together with Samwoo and Samsung Electronics, we will proactively apply smartX green architectural technology to office assets and differentiate operational strategies to establish ourselves as the top office REIT in Korea."
Kang Bong-gu, Vice President and Head of Samsung Electronics Korea, said, "With the future spatial platform combining Samsung Electronics’ innovative device and IoT solutions and smartX green architectural technology, we will enhance the spatial value of assets set by Aegis Asset Management and Value REIT. We hope this MOU will serve as a cornerstone for increasing the value of smartX green buildings."

By providing solutions for smartX green architecture and supplying modular solutions developed directly by Samwoo through off-site construction methods, we aim to expand the market and lay the foundation for future growth."
