‘Saejeol Station Doosan We’ve Trageum’ to Continue Seoul Apartment Sales Sellout Relay

Residential complexes launched for supply in Seoul this year continue to achieve consecutive sell-outs in subscription applications.


In March, ‘Yeongdeungpo Xi Dignity’ in Yeongdeungpo-gu recorded an average competition rate of 198.76 to 1, and ‘Centreville Asterium Signature’ in Eunpyeong-gu recorded an average competition rate of 11.36 to 1 in the same month. Notably, both complexes have completed all contracts. Additionally, ‘Hwikyung Xi Decencia’ in Dongdaemun-gu, which opened for first-priority subscription on the 4th, recorded an average competition rate of 51.7 to 1.


The reason for the heated subscription market in Seoul is due to significant deregulation following the 1·3 real estate measures. Except for Gangnam, Seocho, Songpa, and Yongsan, all other areas have been designated as non-regulated zones, greatly reducing the resale restriction period for pre-sale rights. Moreover, household members are now eligible to apply, and the number of lottery-based allocations has increased substantially, raising the winning chances for low-score applicants and homeowners, which appears to have driven up subscription demand.


In particular, this year, four complexes totaling 3,401 households were supplied in Seoul, of which 722 units were offered for general sale. A total of 39,025 people applied in the first priority alone, recording an average competition rate of 54.1 to 1. In other words, 39,025 people competed to enter Seoul apartments, but 38,303 of them had to turn away without even a chance.


A representative from real estate agency A located in Saejeol-dong, Eunpyeong-gu, said, “As the atmosphere of the Seoul pre-sale market has been recovering recently, more demanders are showing interest in Saejeol Station Doosan We've Trigeum,” adding, “With its proximity to the station and schools, and abundant surrounding development prospects, many customers inquire about it not only for residence but also as an investment.”


‘Saejeol Station Doosan We've Trigeum,’ soon to be launched by Doosan Construction, will be built in Sinsa-dong, Eunpyeong-gu, Seoul. It will consist of six buildings ranging from two basement floors to 18 above-ground floors, with a total of 424 units sized between 59 and 84 square meters. Among these, 235 units will be offered for general sale, broken down by size as follows: 40 units of 59㎡, 15 units of 76㎡, and 180 units of 84㎡.


It is within walking distance of Saejeol Station on Subway Line 6. The ‘Seobu Line,’ a light rail connecting Saejeol Station to Sinchon, Yeouido, and Seoul National University Station on Subway Line 2, and the ‘Goyang Eunpyeong Line’ project connecting Saejeol Station to Changneung New Town and Goyang City Hall are underway, promising a future triple station area.


Additionally, Digital Media City Station, just two stops away, offers transfers to the Airport Railroad and Gyeongui-Jungang Line, facilitating easy commuting to major business districts in Seoul. Yeonsinnae Station nearby is scheduled to open the GTX-A line in 2024, which will reduce travel time from Eunpyeong to Seoul Station to 5 minutes and to Gangnam to 10 minutes once GTX is operational.


The commuting environment for children is excellent. Seosin Elementary, Sangsin Middle, Soongsil Middle, and Soongsil High Schools are within a 3-minute walk, providing favorable school commuting conditions. The complex is adjacent to a public library and nearby academy districts, making access convenient. Sinsa Neighborhood Park (111,650㎡), nearly half the size of Yeouido Park, is nearby, offering a pleasant residential environment. Bongsan Park, Baekryeonsan Mountain, and Bulgwangcheon Stream are also close, ideal for light walks and exercise.


Located within a 2 km radius of Sangam DMC (Digital Media City), the largest digital media and entertainment cluster in Korea, it boasts excellent proximity to workplaces and shares the Sangam living area. Large shopping facilities such as E-Mart Eunpyeong-Susaek Branch and NC Department Store Bulgwang Branch, as well as various convenience facilities including Eunpyeong Tax Office, Eunpyeong District Office, Seoul Eunpyeong Hospital, and Seoul Metropolitan Northwestern Hospital, are easily accessible.


High future value is also expected due to various development prospects. First, the Susaek Station area development project is underway near the complex, aiming to create a complex cultural hub between Susaek Station and DMC Station on the Gyeongui-Jungang Line. Plans include installing a north-south connecting road linking Sangam and Susaek areas and creating a complex transfer hub integrating three railway lines, fostering a digital media industry hub and a northwestern metropolitan center.


Various redevelopment projects are also planned within Eunpyeong-gu, where the complex is located, positioning it as a new representative residential town and ‘New City’ in northwest Seoul. According to the Seoul City Redevelopment Information System, there are currently 24 redevelopment projects underway in Eunpyeong-gu, with three projects having received management disposition approval, five projects under construction, and five projects with completion approval, indicating rapid progress in many redevelopment projects.


Moreover, ‘Seoul Innovation Park’ in Nokbeon-dong, Eunpyeong-gu, is set to become an ‘industrial, residential, and cultural convergence city’ featuring a complex cultural shopping mall and a 60-story landmark building. Covering an 110,000㎡ site, it will provide new jobs, future-oriented housing, and commercial and cultural facilities, enriching local infrastructure. Nearby in Sangam-dong, Mapo-gu, Seoul’s ‘Great Hangang’ project plans to introduce aerial transport gondolas at World Cup Park and a ring-shaped Ferris wheel called ‘Seoulling’ (180 meters high) at Sky Park, expected to transform the area into a landmark, from which adjacent Eunpyeong-gu is also expected to benefit.
