[Asia Economy Reporter Hwang Seoyul] The Dunchon Jugong Reconstruction (Olympic Park Foreon), which faced many twists and turns such as construction suspension and replacement of the union executive, has announced the resident recruitment and will start accepting subscription applications from the 5th of next month.
According to the resident recruitment announcement for Dunchon Jugong Reconstruction (Olympic Park Foreon) posted on Subscription Home on the 25th, out of a total of 12,032 households, 4,786 households (including 1,091 special supply units) will be sold.
The subscription schedule starts with special supply on the 5th of next month, followed by general supply 1st priority for the relevant area on the 6th, and 1st priority for other areas on the 7th. The 1st priority relevant area requires residents to have lived in Seoul for more than 2 years, while other areas include residents who have lived in Seoul for less than 2 years and residents of the metropolitan area.
The general supply 2nd priority subscription is on the 8th. The announcement of winners will be on the 15th, and contract signing will take place from January 3 to 17 next year.
The number of units supplied with an exclusive area of 59㎡ is the highest at 1,488 households, and the housing types are divided into five categories from A to E. The quantities are as follows: ▲84㎡ A~H 1,237 households ▲39㎡ A 1,150 households ▲49㎡ A 901 households ▲29㎡ A 10 households.
The sale prices are ▲29㎡ A 493 million to 523.4 million KRW ▲39㎡ A 673.6 million to 701.4 million KRW ▲49㎡ A 829.7 million to 881 million KRW ▲59㎡ A~E 979.4 million to 1.0625 billion KRW ▲84㎡ A~H 1.236 billion to 1.3204 billion KRW.
Although the government expanded the price ceiling for allowing interim payment loans from 900 million KRW to 1.2 billion KRW, for the 84㎡ exclusive area, all housing types exceed 1.2 billion KRW, making interim payment loans unavailable. However, the 59㎡ units priced between 900 million and 1 billion KRW can benefit from the regulatory relaxation.
The Dunchon Jugong Reconstruction complex is included in the speculative overheating district, and since it is subject to the price ceiling system, resale is restricted for 8 years, residence is mandatory for 2 years, and re-winning restrictions apply for 10 years.
