LH, Administrative Procedures Fully Launched for Newly Established 1 and Jeonnong 9 Public Redevelopment Projects

Korea Land and Housing Corporation (LH) announced on the 29th that it has completed the preliminary planning for the public redevelopment projects of Sinseol 1 District and Jeonnong 9 District, and has officially begun the establishment of the redevelopment plan starting with the proposal for the planning of the maintenance plan earlier this month.


Sinseol 1 District had been a long-stalled area since its designation as a maintenance district in 2008, but after being selected as a candidate site for public redevelopment, it secured a 67% resident consent rate within six months and was designated with LH as the project implementer in July last year.


Jeonnong 9 District is regarded as a successful model of public redevelopment because the public sector participated and a win-win plan for residents was established. Since its designation as a maintenance planned district in 2004, restrictions on activities were lifted for five years starting in 2014, leading to severe resident conflicts such as share division, making normal project progress difficult.


In response, LH proposed a groundbreaking solution for coexistence between the Promotion Committee and the Emergency Measures Committee for New Villa Residents to resolve conflicts, reached a consensus, and secured over 67% resident consent, meeting the requirements for designation as the project implementer.


Going forward, after procedures such as consultations with related agencies, public inspection by residents, and hearing opinions from local councils, the plan is to decide on the maintenance plan changes within the year and continue consultations on the resident representative meeting and contractor selection. Sinseol 1 District plans to announce the contractor selection in December this year, and Jeonnong 9 District in the first half of next year.

Sinseol 1 District and Jeonnong 9 District are expected to transform into new residential and mixed-use spaces within the region through the public redevelopment projects.


Sinseol 1 District is planned as a residential complex with a floor area ratio of 300% and a maximum height of 25 floors on a project site of approximately 11,000㎡, located in the triple station area of Sinseoldong Station (Lines 1, 2, and the Ui-Sinseol Line).


The housing supply plan has increased by 130 units from the original maintenance plan (169 units) to 299 units, of which 180 units (including sales to landowners) are planned for general supply.


Jeonnong 9 District is planned with a floor area ratio of 300% and a maximum height of 35 floors on a project site of approximately 47,000㎡, expected to become a landmark on the east side of Seoul Cheongnyangni Station, including a public complex office building, park, and neighborhood living facilities.


The housing supply plan includes 1,175 units, of which 931 units (including sales to landowners) are planned for general supply.


LH plans to diligently carry out follow-up procedures following the proposal for the maintenance plan and aims to designate the maintenance district as the first among this year's public redevelopment candidate sites and to obtain project implementation approval next year.


Meanwhile, LH is promoting public redevelopment projects in a total of 12 locations, including Sinseol 1 District and Jeonnong 9 District, among the 24 public redevelopment sites announced by the government in the Seoul area.
