‘Maseok Station Geukdong Starclass The First’ successfully opened its model house on the 26th and has officially started sales.
The area around Maseok Station in Namyangju, which is expected to benefit from transportation development projects such as the GTX B line as the core axis and the Metropolitan Area 2nd Ring Expressway, is anticipated to make access to Seoul easier for future residents. As a direct beneficiary, ‘Maseok Station Geukdong Starclass The First’ is attracting significant attention.
According to the Ministry of Land, Infrastructure and Transport’s announcement of the basic facility plan for the private investment project section on July 4, the projects for the private investment sections ‘Incheon National University Entrance~Yongsan’ and ‘Sangbong~Maseok’ aim to start construction in 2024. Priority negotiators will be selected by the end of this year, and the implementation agreement is expected to be signed by the end of 2023.
A total project cost of 3.8 trillion KRW will be invested in the private investment project. The ‘Maseok~Sangbong (22.9km)’ section will share the existing Gyeongchun Line route, and the ‘Yongsan~Incheon National University Entrance (39.9km)’ section will be newly established as a deep underground line. The GTX-B line public funding section will invest a total of 2.3511 trillion KRW, with four new stations to be constructed.
Once the Gyeongchun Line is completed at Maseok Station, it will secure a double station area location. The ‘Maseok~Cheongnyangni’ section will be shared with the Gyeongchun and Jungang Lines, which is expected to reduce travel time not only within the metropolitan area but also to surrounding cities and provinces. If the Gyeongchun Line, Gyeongui-Jungang Line, GTX-B line construction project, and the extension plan of Line 9 to Namyangju are all realized, Namyangju City is expected to become a local government with the most extensive metropolitan railway network in the metropolitan area.
When the GTX-B line, scheduled to open in 2030, is launched, accessibility to downtown Seoul from eastern and western metropolitan areas such as Namyangju and Incheon will be greatly improved, and cross-directional travel to Seoul’s central business districts is expected to be shortened to within 30 minutes. It is anticipated that it will take about 27 minutes from Namyangju Maseok Station to Seoul Station, raising great expectations.
‘Maseok Station Geukdong Starclass The First’ consists of 138 households with up to 25 floors above ground and 4 basement floors. The exclusive area includes 59m² Type A (92 households) and 59m² Type B (46 households). The slab-type design and predominantly south-facing unit layout (except for some units) provide excellent lighting and views, with a 3-bay cross-ventilation structure and a highly preferred design to enhance residential convenience.
Hwado IC is located near the complex, allowing quick access to the Seoul-Yangyang Expressway. When using a private car, access to major business districts in Seoul, including Jamsil, as well as regional central cities, becomes more convenient.
Nearby, large shopping malls such as Lotte Mart and Hanaro Mart are close, and lifestyle convenience facilities such as hospitals, Garion Outlet, Hwado Sports and Culture Center, and Lotte Cinema are well equipped. Songrasan and Cheonmasan mountains are located in the background, enhancing its reputation as an eco-friendly forest living residential complex.
Additionally, educational institutions such as Maseok Elementary, Maseok Middle, Simseok Elementary, Simseok Middle, and Simseok High School are nearby, providing excellent convenience for households with children. Among these, Simseok High School offers special admissions for rural areas to universities, which is highly demanded by parents.
A sales representative for ‘Maseok Station Geukdong Starclass The First’ stated, “Hwado-eup in Namyangju City is a non-regulated area, allowing resale six months after winning the lottery. In addition to the effect of eased loan regulations (LTV up to 70%), there is also a benefit of interest-free loans covering 60% of the intermediate payment until move-in by paying only 10% of the contract amount.” They added, “The relaxed real estate regulations, practical sales prices that reduce the burden on newlyweds and actual buyers, and transportation development benefits combined to attract many visitors seeking consultations from the first day of opening.”
