Residential facilities incorporating high ceiling designs are gaining popularity in the housing market. The increased demand for larger homes due to COVID-19 has heightened interest not only in horizontal expansion but also in vertical expansion, which is believed to be driving the popularity of these facilities.


Meanwhile, in the Daegu sales market, Shinsagae Construction has attracted attention as 'Billive Lucent' in the Taepyeong-ro area, featuring a specialized design with higher ceilings, has officially entered its subscription schedule.


Billive Lucent is being developed in Chilseong-dong, Buk-gu, Daegu, consisting of two buildings ranging from four basement floors to 47 above-ground floors, with a total of 258 units (232 units for general sale) in sizes of 84㎡, 108㎡, and 113㎡. The unit distribution is ▲84㎡ with 74 units ▲108㎡ with 76 units ▲113㎡ with 82 units.


The subscription schedule for the complex is as follows: first priority on August 9 (Tuesday), second priority on August 10 (Wednesday). Winners will be announced on August 17 (Wednesday), and official contracts will be signed over three days from August 29 (Monday) to August 31 (Wednesday).


Historically, ceiling heights in residential facilities supplied to the housing market have mostly been around 2.2m to 2.3m. According to the regulations on housing construction standards, the height of the ceiling in living rooms must be at least 2.2m, so designs have typically met this standard or increased it by about 10cm. Increasing ceiling height raises construction costs and reduces floor area ratio, increasing the burden on builders, which is why 2.3m has become the standard ceiling height.


However, due to COVID-19, as residents spend more time indoors, there is a growing preference for larger homes and living spaces, leading to increased interest in designs that expand vertically as well as horizontally. The expansion of vertical space through high ceiling designs significantly enhances residential comfort.


An industry insider said, "Raising the ceiling height by just 10cm improves the sense of openness, making the space feel larger. Larger windows corresponding to the higher ceiling improve sunlight and ventilation, creating a more comfortable living environment. Additionally, furniture arrangement becomes easier, storage cabinet heights can be increased, providing ample storage space, and the overall luxury feel is enhanced."


Billive Lucent plans to adopt a ceiling height design of 2.6m, which is 30cm higher than typical apartments, in line with this trend. Especially when applying a coffered ceiling, the ceiling height can reach up to 2.72m, further enhancing openness and residential premium.


In addition to the high ceiling design, Billive Lucent features various specialized designs to improve residential comfort. The complex will mainly consist of medium to large-sized units (84㎡, 108㎡, 113㎡), which are rare in the Taepyeong-ro area. All units will have a 100% slab-type layout with 4-bay and 5-bay structures, and bedrooms will be primarily south-facing to enhance openness.


Moreover, by type, the complex includes a 'dual-way entrance' that blocks external dust and connects directly to the kitchen, enhancing cleanliness and convenience. It also features a 'deluxe kitchen' with a wide kitchen, large island, and daylight dining design; a 'deluxe master zone' with a large walk-in dressing room and separate dry/wet bathrooms; and a 'dual-way utility room' combining laundry, drying, auxiliary kitchen, and storage, offering differentiated spatial configurations that are expected to improve daily living convenience.


High-quality Italian finishing materials will also be introduced. The complex plans to use large Italian tiles on the entrance floor and living room art wall, furniture wall panels in the hallway, and Italian ceramic tiles on kitchen walls and countertops, aiming to elevate the quality of life.


A sales official stated, "The complex will feature a distinctive exterior design inspired by twin towers and lighthouses through its skyline design. Additionally, with a concept of urban culture & healing community, the rooftop garden, tea house, terrace-style north lounge, fitness center, golf practice range, and dry sauna will be variously arranged to enhance residents' residential comfort."


Billive Lucent is a transit-oriented complex located within walking distance of Daegu Station on Line 1 and the Gyeongbu Line, with Dongdaegu Station nearby, which serves KTX and SRT trains, offering convenient transportation. The road network, including Taepyeong-ro and Jungang-daero, is also well established. Notably, Daegu Station is set to benefit from the Daegu Metropolitan Railroad project, connecting Gumi, Chilgok, Daegu, and Gyeongsan over 61.85km, with a project budget of 151.5 billion KRW, aiming for completion in 2023, which will further improve the metropolitan transportation network.


The educational environment is excellent. Nearby are top schools such as Jongno Elementary, Daegu Il Middle School, Kyungmyung Girls' Middle and High School, Chilseong High School, and Kyungpook National University Affiliated High School, as well as educational facilities like Daehyeon Library and Daegu Metropolitan Central Library.
