Pyeongtaek City is rapidly emerging as a key hub for future industries, drawing attention to the supply volume within the region. This is due to abundant demand from industrial complexes as well as continuous investments and developments by renowned domestic and international companies such as Samsung Electronics, Hyundai Mobis, and IKEA Korea, creating a wealth of positive factors.


In fact, Pyeongtaek is enhancing its regional value with projects underway across the city, including the Samsung Semiconductor Pyeongtaek Campus, the development of Brain City general industrial complex, the future automobile cluster, and the hydrogen complex district.


Samsung Electronics recently announced plans to expand its investment in the system semiconductor sector to 171 trillion KRW by 2030, accelerating research and development (R&D) and facility investments. Beyond the currently operating P1 and P2 plants, construction is underway on the P3 plant, scheduled for completion in the second half of this year. Additionally, a 53-story control tower and further line expansions are planned, which are expected to generate even greater employment effects.


Moreover, Pyeongtaek Brain City, the largest general industrial complex in the Gyeonggi area with an expected production inducement effect of 1.3 trillion KRW and employment creation of over 8,000 people, is being developed with a target completion in 2023. The development of the Ssangyong Motor site, for which Pyeongtaek City signed a business agreement in July last year, is also considered a major positive factor.


Furthermore, the Seo-Pyeongtaek area, which had been undervalued for some time, has entered the main track of development as a future industry hub. In particular, the Poseung BIX district and Hyeondeok district, part of the Gyeonggi Free Economic Zone in Seo-Pyeongtaek, are advancing projects for eco-friendly future automobile clusters and hydrogen complex districts, respectively, increasing expectations.


The Pyeongtaek Poseung BIX district is a project to develop a 2,046,000㎡ industrial, logistics, and residential complex in Poseung-eup, Pyeongtaek City, with a project cost of 770.2 billion KRW. Since its completion in December 2020, companies related to automobile parts, chemicals, and machinery have been moving in one after another. Recently, foreign investments including IKEA Korea amounting to 67.6 million USD have been attracted, and Hyundai Mobis has decided to invest 35 billion KRW to build a key electric vehicle parts factory, further increasing attention.


A large-scale logistics center is also planned. A 102,000㎡ IKEA integrated logistics center will be constructed, and Shinsegae Construction won the contract last year for the 'Pyeongtaek Poseung Logistics Center New Construction' project, with an investment amount reaching 149.7 billion KRW. The nearby development of the Pyeongtaekho tourist complex has also been officially announced.


Amid these developments, the large-scale knowledge industry center ‘Ocean Central Biz’ being built in the Poseung 2 district general industrial complex is attracting attention. It is located right in front of the planned Pyeongtaek automobile cluster and adjacent to the Gyeonggi Free Economic Zone Pyeongtaek Poseung BIX, which features advanced industrial clusters. Additionally, with numerous industrial complexes such as Poseung National Industrial Complex and Wonjeong National Industrial Complex densely located nearby, there is abundant hinterland demand, and synergy effects between companies and high future value are expected.


Nearby, the Pyeongtaek Port hinterland, capable of handling the largest volume of automobile cargo in Korea, is also under development, which is expected to absorb significant demand for knowledge industry centers linked to automobile content.


‘Ocean Central Biz’ is constructed by Daewoo Engineering & Construction, a top-tier construction company, boasting an overwhelming complex scale of approximately 240,000㎡ across two basement floors and 40 above-ground floors. The complex offers office spaces tailored to various business types, including manufacturing, smart, and office types, to absorb diverse corporate demands. Manufacturing factories are located from basement level 1 to the 4th floor, while section-type and smart factories occupy floors 5 through 39.


The 40th floor features a sky lounge, and street-type neighborhood living facilities are established from basement level 1 to the 2nd floor. The neighborhood facilities built alongside the knowledge industry center are designed as street-facing commercial spaces adjacent to the road, maximizing visibility and accessibility.


‘Ocean Central Biz’ incorporates numerous customized specialized designs to meet diverse corporate needs. The floor height is constructed up to 6.9 meters, and a drive-in system allows cargo vehicles to enter directly inside without using external freight elevators. Additionally, a door-to-door system reduces loading and unloading times. An Internet of Things (IoT) office system is also provided to enhance work efficiency and convenience for employees, helping companies reduce costs and improve productivity.


Various community facilities also attract attention. The complex will include multiple rest areas such as shared conference rooms, terrace gardens, a sky lounge, and a central waterfront park. Some southwest-facing rooms offer ocean views of the Seohae Bridge.


‘Ocean Central Biz’ also boasts excellent accessibility to the southwestern metropolitan area including Seoul and the Chungcheong region. Several wide-area transportation networks such as the Seohae Line double-track railway Anjung Station (planned), Poseung-Pyeongtaek Line (planned), and Western Inland Expressway (planned) are scheduled to open.
