[Asia Economy Reporter Kangwook Cho] Hyundai Engineering & Construction announced on the 12th that it will supply the ‘Hillstate Cheongnyangni Metroble’ urban lifestyle housing in the Yongdu 1 District 3 Zone, Cheongnyangni Redevelopment Promotion District, located at 26-14 Yongdu-dong, Dongdaemun-gu, Seoul.


The complex covers a total floor area of approximately 40,786㎡, consisting of two buildings from 6 basement floors to 28 above-ground floors, with 288 urban lifestyle housing units (including 75 public rental units) ranging from 26 to 48㎡ in exclusive area, 96 officetel units ranging from 32 to 40㎡, and neighborhood living facilities.


The officetel and neighborhood living facilities have already been fully sold out within three days of contract signing. Following this, the urban lifestyle housing units, which have attracted significant interest, are expected to be quickly sold out as well. During the subscription period, the residential facilities recorded an average competition rate of 46.94 to 1, with a peak of 899.75 to 1 (40㎡OA type, priority recruitment for residents), indicating rapid depletion of the urban lifestyle housing supply.


The Yongdu 1 District 3 Zone, where the complex is located, offers access to various well-established living infrastructures centered around Cheongnyangni. It is expected to benefit from various developments including the Cheongnyangni 1, 2, 3, and 4 Redevelopment Promotion Districts, as well as nearby Jeonnong Redevelopment Promotion District, Jeonnong 12 Redevelopment Promotion District, and other areas in Yongdu-dong and Jeonnong-dong, Dongdaemun-gu, covering approximately 110,000 pyeong (about 363,636㎡) of the Cheongnyangni Redevelopment Promotion District and Jeonnong Dapsimni Redevelopment Promotion District.


Growing as a Central Transportation Hub in Seoul, a Truly Emerging Residential Town

‘Hillstate Cheongnyangni Metroble’ boasts a prime location in the Cheongnyangni area. It is about a 5-minute walk to Yongdu Station on Line 2, about a 6-minute walk to Jegi-dong Station on Line 1, and about a 7-minute walk to Cheongnyangni Station on Line 1, Bundang Line, Gyeongui-Jungang Line, Gyeongchun Line, and KTX, allowing convenient transportation options tailored to residents’ lifestyles. Using the subway, it takes about 10 minutes to reach Jongno and City Hall areas, and 20 to 30 minutes to reach Gangnam.


At Jegi-dong Station, the Dongbuk Line (Wangsimni Station to Sanggye Station) is scheduled to begin construction in 2020 and open in 2024 as part of the 2nd Seoul Urban Railway Network Construction Plan, further improving transportation convenience. Notably, an underground elevator connecting to the Dongbuk Line is planned to be installed right in front of the complex, enhancing residential convenience and benefits.


Cheongnyangni Station is expected to add the Metropolitan Area Express Railway (GTX) B and C lines, as well as the Gangbuk Transversal Line. Once all planned lines are opened at Cheongnyangni Station, which already serves five lines, it will become the subway station with the most lines in Seoul and establish itself as a new transportation hub.


The GTX B Line is a railway line running 82.7 km from Incheon National University Station to Maseok, and in March, the Ministry of Land, Infrastructure and Transport finalized and announced the basic plan for the Yongsan-Cheongnyangni-Sangbong section, raising expectations for rapid project progress. The Ministry expects that passenger convenience will be greatly enhanced through transfers with existing lines compared to the preliminary feasibility study.


At Cheongnyangni Station, horizontal transfers within the underground will be possible between the C Line and existing lines through the installation of connecting corridors and shared platforms. Upon opening, travel time on this section is expected to be reduced by more than half compared to existing lines. The C Line is scheduled to open in 2027. Additionally, about 60 bus routes serve the area, and vehicle traffic networks such as the Internal Circulation Road and Eastern Arterial Road are well established.


Regarding living infrastructure, the Cheongnyangni Station commercial area and nearby facilities such as Lotte Mart, Homeplus, Lotte Department Store, and Lotte Cinema are located nearby, along with convenience facilities like Seoul Dongbu Hospital and Dongdaemun-gu Office. The approximately 493,000㎡ Cheongnyangni General Market area nearby is being developed as a creative cultural and tourism space under the name of urban regeneration revitalization, which is expected to significantly enhance residents’ living convenience.

Inside the residential facilities, Hyundai Engineering & Construction plans to apply its ‘Hi-oT’ system to support convenient living. The complex will include the neighborhood living facility ‘Hills Avenue Cheongnyangni Metroble’ spanning floors 1 to 3 above ground, enabling one-stop living within the complex.


The complex will feature Hyundai’s ‘Hi-oT’ system. ‘Hi-oT’ is a smart home system combining the initials of Hyundai, High-End, Hi, and the Internet of Things (IoT). Using this system, residents can conveniently control lighting, heating devices, elevators, and common entrance doors by connecting home appliances and home networks.


Additionally, smart facilities are planned, including excellent cross-ventilation structures (in some units) for lighting and ventilation, a solar power generation system that converts solar energy into electricity to reduce communal management fees, ceiling-type system air conditioners (optional paid), built-in cleaners (optional paid), an all STS system for zero rust water, unmanned parcel delivery systems, centralized light-off switches, delayed light-off switches, bathroom cleaning devices, bidets, ceiling-type system air conditioners, standby power cut-off systems, unmanned security systems, license plate recognition parking control systems, high-definition CCTV, and Push-Pull digital door locks.
