1,260 Units Planned for Myeonmok 8 District
Residential Complex with 13 Buildings up to 35 Floors
1,057 Units Planned for Myeonmok 9 District
Myeonmok 9 District and 8 District, located along the slopes of Yongmasan Mountain and the banks of Jungnangcheon Stream in Myeonmok-dong, Jungnang-gu, will be transformed into forest-adjacent and waterfront-friendly residential complexes, respectively.
On December 7, Seoul City announced that it had convened the Urban Planning Committee’s Rapid Integrated Planning and Maintenance Subcommittee, where it approved with amendments the “Designation of Maintenance Areas and Determination of Maintenance Plans (Draft)” for the housing redevelopment projects in Myeonmok 8 District and 9 District.
Myeonmok 9 District, where public redevelopment is being promoted, is located on the slopes of Yongmasan Mountain and is an area with a high concentration of aging buildings, raising concerns about residential safety.
Through this review, a residential complex with up to 30 floors, 18 buildings, and 1,057 units will be built on the site. Taking into account the surrounding Yongmasan landscape and the existing housing complexes, the zoning for both Type 1 and Type 2 (up to 7 floors) residential areas has been upgraded to Type 2 residential area. The application of a business feasibility adjustment coefficient (2.0) has also significantly improved the project conditions.
Leveraging its proximity to Yongmasan Mountain, the plan includes creating a skyline that harmonizes with the ridgeline and securing a central visual corridor within the complex. For convenient mobility, a public pedestrian pathway connecting to the Yongmasan hiking trail will be established, along with various pedestrian-friendly facilities such as stairs, ramps, and vertical elevators.
In Myeonmok 8 District (centered around 172-1 Myeonmok-dong), located along the Jungnangcheon Stream, a residential complex with up to 35 floors, 13 buildings, and 1,260 units will be constructed.
To harmonize with the waterfront landscape of the adjacent development along Jungnangcheon, the zoning for Type 3 residential areas will be maintained, while Type 2 (up to 7 floors) residential areas will be upgraded to Type 3 residential areas. The application of a business feasibility adjustment coefficient (1.71) has also improved the project conditions.
This review also included plans for a skyline and internal visual corridor that reflect the site's unique location along the Jungnangcheon waterfront. The concept aims to allow wind and sightlines to flow naturally from the city to Jungnangcheon Stream.
Additionally, connectivity with neighboring areas such as Sagajeong Central I-Park will be enhanced, and community infrastructure such as senior job support facilities will be expanded.
A Seoul City official stated, "With this maintenance plan decision, we expect that these deteriorated residential areas will be reborn as eco-friendly residential complexes that preserve the natural terrain and connect the forest with the city."
