Speculation Grows Over Wealthy New Yorkers’ ‘Exodus’
With Zohran Mamdani elected as mayor of New York City, there is growing speculation that wealthy New Yorkers may move south, causing turbulence in the real estate market. Analysts suggest that Mayor Mamdani's progressive policy stance could drive New York’s high-income residents toward Florida.
On November 5 (local time), The New York Times reported, "There is growing talk within the real estate industry that New York’s wealthy could head to Florida to escape Mayor Mamdani’s radical pledges."
According to the report, a real estate forum hosted by the industry publication The Real Deal was held in Miami that day. The event was organized amid expectations that Mayor Mamdani’s election could boost demand for Florida real estate.
Stuart Elliott, CEO of The Real Deal, said, "The election result is what everyone is talking about this morning." Miami hotel entrepreneur Sam Nazarian commented, "Eighty percent of brokers probably started their day with a shot of vodka," adding, "because business is about to boom."
The outlet noted, "Since Mayor Mamdani’s victory in the Democratic primary in June, the real estate market from Miami to Palm Beach has been buzzing," highlighting that the rise of a self-proclaimed 'democratic socialist' as New York City mayor is drawing attention to whether wealthy New Yorkers will migrate south. It further explained, "Florida has long been considered a haven for wealthy Latin Americans fleeing leftist regimes. During the pandemic, looser regulations also encouraged New Yorkers to relocate, and these newcomers have become a Republican voting bloc, shifting the state’s political landscape to the right."
Republican politicians, including Florida Governor Ron DeSantis, are actively encouraging this 'exodus from New York.' Governor DeSantis remarked, "Mamdani will be Palm Beach’s 'Realtor of the Year,'" predicting that wealthy New Yorkers, concerned about Mayor Mamdani’s progressive policies, will move and drive up mansion prices.
Kevin Maloney, CEO of the real estate development firm Property Markets Group and a panelist at the event, stated, "I don’t agree with Mamdani’s policies, but I contributed to his campaign because it might actually benefit my business." He added, "Former Mayor Bill de Blasio did some damage to New York, which was actually good for the market. Mamdani will probably finish the city off. In five years, I’ll be able to buy everything back at rock-bottom prices."
Some believe that the possibility of a mass exodus of wealthy New Yorkers is being overstated. Nikki Fried, chair of the Florida Democratic Party, said, "It’s unlikely that New Yorkers will move en masse," adding, "This is just an emotional reaction. Everyone needs to take a moment to breathe."
