E-Pyeonhansesang Sinchon, located in Bukahyeon-dong, Seodaemun-gu, Seoul, is equipped with a wall of monitors in the management office of its second complex, displaying real-time notifications. The system monitors for incidents such as fire, power outages, or water leaks within the apartment complex 24 hours a day. When a fire alarm is triggered, a notification is immediately sent to the administrator, allowing for prompt action even if they are away from their desk. In the case of an actual fire that activates the sprinklers, the situation is also instantly reported to the fire department. Here, not only fires but also critical facilities for apartment management, such as water tanks and septic tanks, are monitored in real time.


When visiting the complex on August 5, it was evident that apartment safety management is evolving into a smart system based on the Internet of Things (IoT). The demand for apartment security services has shifted from simply preventing crimes such as unauthorized entry or theft to preventing everyday safety incidents like fires, power outages, and water leaks. The increasing presence of electric vehicle chargers and electric scooters, combined with aging infrastructure, has emerged as a new risk factor. As a result, the necessity for introducing 'smart safety solutions' capable of efficient safety management has grown.

'Blue Scan' Notifies Residents Before Accidents Occur

In 2023, S-1 supplied this apartment complex with 'Blue Scan,' a solution that combines IoT sensors, high-definition CCTV, and a mobile application. Here, sensors attached to key facilities such as fire alarms, fire pumps, generators, and water tanks enable precise monitoring of the safety of the complex, which houses over 1,900 households. The core feature is that these sensors operate 24 hours a day and immediately transmit any abnormal signs to the S-1 control center.


Upon descending to the disaster prevention room on the seventh basement floor, sensors were found installed throughout the walls of the mechanical and electrical rooms. The monitoring screens displayed real-time temperature, water level, and pressure readings. A small tablet was placed next to the fire pump. According to the facility manager, if a problem occurs here, an alert is instantly sent to the control center, allowing for a swift response. A large water tank is also installed here, storing the water supplied to the apartments. On the floor, a 'sump pit' was visible?a space where water collects. Both the water tank and the sump pit are equipped with water level sensors to send immediate alerts in the event of flooding or leakage. In the past, maintenance staff had to check these facilities in person every day. However, since the introduction of Blue Scan, these checks can be performed directly through the app, preventing potentially serious accidents by ensuring prompt awareness of any issues.


Resident satisfaction with Blue Scan is also high. After an electric scooter fire occurred in the hallway of a nearby officetel last winter, interest in safety within the complex has increased. One resident commented, "I used to worry that a fire might break out from a scooter charging at night, but now that sensors are attached to the fire alarms and other devices, I feel much more at ease knowing that any abnormality will immediately trigger a notification."

S-1's solution also supports the operation of apartment community facilities, as the quality and convenience of these facilities influence the value and brand image of the apartment. In this apartment's community center, a digital display on the bulletin board provides real-time updates on 'GX Room Reservation Status.' The integrated community app allows residents to make online reservations, check available seats, and make payments. At the entrances to the fitness center and golf practice range, devices equipped with facial recognition technology have been installed, enhancing security by allowing only registered users to enter. The company explains that automated entry authentication and prevention of unauthorized use help create a safe community environment.


An S-1 representative stated, "We are helping to stabilize apartment living through a prevention-oriented safety system," and added, "Since introducing customized services linked with IoT, such as smart reservations for community facilities and facial recognition entry systems, resident satisfaction has increased."
