In August, a total of 25,699 apartment units will be released for sale nationwide. The Seoul metropolitan area accounts for 68% of the total supply, with large-scale projects planned in areas such as Jamsil Le-EL in Seoul, as well as Gwacheon, Gwangmyeong, and Suwon.


According to Zigbang on the 4th, a total of 25,699 units (18,925 for general sale) will be launched across 29 complexes nationwide this month. Compared to August last year, when 16,266 units (10,962 for general sale) were supplied, this represents an increase of approximately 58% in total units and about 73% in general sale units.


By region, 17,544 units are planned for the Seoul metropolitan area and 8,155 units for provincial regions. Within the metropolitan area, Gyeonggi Province has 13,245 units, Incheon 2,434 units, and Seoul 1,865 units scheduled for sale. In the provinces, the supply is planned in the following order: Busan (2,776 units), South Chungcheong (1,222 units), Gangwon (1,145 units), Ulsan (1,132 units), South Gyeongsang (994 units), North Gyeongsang (643 units), and North Chungcheong (243 units).


Among the major complexes being released this month is "Jamsil Le-EL" in Sincheon-dong, Songpa-gu, considered the largest project in the Seoul sales market. This complex, a reconstruction of Miseong and Clover Apartments, is subject to the price ceiling system and will be supplied at a price lower than the market rate. However, as it is a post-sale project with construction already underway, there is limited time to prepare the final payment.


In Gyeonggi Province, large-scale supply is concentrated. Notable projects include 2,045 units at "Cheolsan Station Xi" in Gwangmyeong, 1,716 units at "Anyang Xi Herition" in Anyang, 1,595 units at "Gwell Elium Yangju Deokgye Station" in Yangju, 1,424 units at "Osan Segyo Umi Lin Lake City" in Osan, and 935 units at "Tapseok Prugio Park 7" in Uijeongbu. In Incheon, 669 units at "Elif Geomdan Foredu" in Seo-gu are about to be released. Major provincial complexes include 919 units at "Seomyeon Summit The New" in Busan, 927 units at "Wonju Station Umi Lin The Stella" in Gangwon, and 816 units at "Hanwha Forena Ulsan Mugeo" in Ulsan.


Zigbang stated, "In August, the presale market is expected to see mixed results for each complex depending on loan conditions and funding structures in the wake of the June 27 measures." The company added, "Complexes subject to the price ceiling system or those where demand can be met within loan limits are likely to continue attracting end-user buyers. However, complexes with high presale prices or significant financial burdens may see a wait-and-see approach among applicants."


They further explained, "Construction companies may also consider adjusting schedules or re-examining sales strategies in light of this market sentiment, and there is a possibility that the total supply may be reduced. Although the overall market remains cautious, buyers are expected to continue selectively applying for presales after carefully analyzing various factors such as location, price, brand, and regulatory status."
